FOUR SEASONS BREEZE | APRIL 2023 13 BARON GINNETTI Our HOA is a significant business entity with a budget that exceeds $5.5M and reserve fundings in excess of $8M. The maintenance of the facilities, grounds and amenities to remain the same or better has always been and will continue to be of the utmost significance to me and should be for all homeowners. The key factor to successfully having a premier community will require the Board of Directors to manage the HOA as a business. Decisions will require actions that produce the desired outcome based on solid financial considerations. My commitment to our Four Seasons community, if reelected to the Board of Directors, will be to: 1. Maintain community standards and appearance - In speaking with many residents, the appearance and amenities available here at Four Seasons Beaumont were the most important aspects for all homeowners in selecting this community. We have a premier property and a responsibility to manage to the expected high standards of our owners. 2. Ensure fiduciary responsibility for all decisions involving the spending of HOA fees - All successful businesses do this or do not survive long-term. We currently have an operating budget of over $5.5M and reserves of $8M. These funds are the contribution of all homeowners and should be utilized judiciously to provide optimum return for our spending and investment in our community. 3. Maintaining/increasing the property value - Success will depend on how Four Seasons will look in the future to meet the interest and culture of the next generation of home buyers. Do we meet their needs which may not match our needs of today? In addition to the short-term needs of the day-to-day operation, we need to take a long- range look at the community's needs. The following represent my experiences and skill sets to address these issues: • Current CFO for Four Seasons Board of Directors • City Treasurer for the City of Beaumont • Johnson & Johnson sales, marketing and business development (21 years) • The GMR Group-owner of strategic planning company working with pharmaceutical companies (19 years) • Island House Condominium Association, a high rise, ocean front property - Owner, Board of Trustees member and President (15 years) • Four Seasons Finance Committee Chairperson-implemented numerous business practices (budgeting process for our committees, established contract subcommittee, investment procedures/process revised, committee assumed full responsibility for overall operational budget). • U.S. Army retired Colonel-30 years active and reserve duty. I ask for your vote to continue representing you as member of our Board of Directors. JERRY MONAHAN I am the current President of the Four Seasons Board of Directors, and have been a resident of our community for 15 years. I have been married to my wife Frances for 58 years and have three daughters and three grandchildren. I am a veteran of the United States Air Force, and a retired Riverside Police Lieutenant where I was President of the Riverside Police Officers Association. Being the current President of the Board of Directors I am familiar with all our ongoing projects. As a member of the Contracts Sub-committee of Finance, I have participated in reviewing service contracts and evaluating the best price/ service for our community. Additionally, I am the Board liaison to the Safety Committee, Canine Corral, Emergency Preparedness Committee, Communications Board that prepare the Breeze magazine, and the Neighborhood Watch and Community Awareness Steering Committee. I work closely with our Finance Committee to ensure fiscal responsibility by providing budget oversight and approving the HOA operating expenses. Also, I meet regularly with our FirstService Management team to ensure issues presented by our residents to management are followed up and resolved when possible. My goals are to improve our resort-style living and continue the open communication I have had with homeowners to ensure our community objectives and goals are met. Fiscal responsibility through budget control and minimizing HOA dues wherever possible through budget review and cost controls for all 1,853 residences is a high priority of mine. In my last two years as Board President, our Board of Directors has faced an unprecedented pandemic, facilities ordered closed by the State of California and County of Riverside, employee shortages as a result of COVID-19 directives, and a rise in the consumer price index and costs on our labor and service contracts. Through all these challenges our Board of Directors has worked together for the benefit of the residents of Four Seasons.
