FOUR SEASONS BREEZE | APRIL 2023 25 What a winter. If your home is anything like mine, the winter storms and cold caused a lot of damage to my plants. As stated in the ARC Guidelines 1.A.(4) "Prior to the commencement of any exterior work of any type, Owners must first make an application to the ARC for approval." This means that all changes, including landscaping and changes to the hardscape, fences, and buildings must obtain ARC approval. If you are simply replacing dead or old plants with the same or similar plants, you do not need approval. For example, if your boxwoods died and you want to replace them with rose bushes in the same location, you will need approval. If your mature 5 foot tall boxwoods died and you are replacing them with new 18 inch boxwoods, you don't need approval. The difference is the rosebushes are a new variety, while the boxwoods are a replacement of the same variety. On to the subject of solar. If you are trying to install solar before the net metering change effective April 15, you should have either completed the installation or have received ARC approval and your contractor has the application into the city and utility companies. While ARC does not believe you can meet the deadline, ARC will continue to process solar installation applications following our established dates and processes. ARC expects to see more applications for the installation of artificial turf due to the drought and watering restrictions. Several homeowners in the community have made this change. Guidelines Exhibit I sets forth the minimum requirements for this installation. Copies of this document are available online at www.fourseasons.org under the HOA tab or a hard copy can be picked up at The Lodge or the RCN management office. Finally, many homeowners may have to touch up or repaint their homes. Please remember that all repainting requires ARC approval (including repainting the same color as exists). Color sample books are available for check out at The Lodge front desk. While you may use paint from any manufacturer, it must be an exact match to the approved colors not just close. (All paint stores can mix paint to the exact formula/color, as approved by ARC.) Chair Lila Bonner, Co-Chair Regina Farmer, and Secretary Deborah Wasbotten will oversee communications and management, allowing our teams to properly maintain the community buildings and facility grounds in an efficient, effective, and timely manner. Members Bob Ferrier and Greg Gall will be responsible for working with other team members to oversee all buildings, grounds, and assets as a subcommittee. Taking on specific tasks and responsibilities will better benefit the committee and community. The Facilities Committee is in the process of reviewing several upcoming projects including repairing the pool lift at The Summit, replacing the damaged cabana, replacing missing pavers at The Courts, and adding a new rowing machine at The Lodge. The committee bids a fond farewell and a huge thanks to Gino Domico as our former Chair; we thank him for his service and wish him the best!
