10 | LIFE IN SOLERA | MAY 2023 | Because of natural elements, exterior paint tends to fade and often needs to be repainted every five to 10 years. That being said, there are two factors to keep in mind. The first is that one or two sides of your house will take the brunt of sun damage, meaning they'll likely need attention before the other areas. Our houses are 18+ years old. Shutters, doors, and fascia need painting. Any painting of the outside on your house, even when repainting the same color scheme, requires DRC approval (Article II). If you do not wish to paint your house, have it power washed. You will be pleasantly surprised of the result. Along the same line, many coach lights need replacing. The original coach lights are plastic and have cracked or lost the top covering. Replacement, or addition of exterior light fixtures beside the front door, side garage door, the roll-up garage door and on pony or courtyard walls (referred to as coach lights) are approved based on compatibility with the residence in style and color. (5.10.5) Light fixture bulbs shall be white with bulb intensity not exceeding 600 lumens. That would mean a 40 watt incandescent bulb or a 7 watt LED bulb. (5.10.6) Any combination of items, metal or wall décor, seasonal flags, and/or pots and planters and bird feeders, as stated below cannot exceed a total number of 10. Pots and planters placed within the front yard are limited to six pots and/or planters. Pots or planters with plantings, shall not exceed the overall plant height restriction of the area of placement. Pots with plantings on either side of the garage doors shall not exceed six feet in overall height. (5.12.3) When the front yard softscape plant material has a variety in height, the maximum height of any species generally should not be more than 36 inches at maturity and 10 feet from the front property line at the curb to maintain a clear line of sight when exiting the driveway or at an intersection.
