| OHCC LIVING | JUNE 2023 | 5 Golf Course Renovation Report The golf course is starting to look good and will continue to improve as the weather gets warmer and warmer. In this issue I'm going to include a few of the items that Jon Cancel, our Golf Course Superintendent, has been completing in his Thursday maintenance sessions on the golf course. • All stubout parts have been ordered; once all the parts arrive, they will begin work on the slopes. • They have sprayed weeds in roughs, tees and fairways. • Scheduled for May, preventative grub applications for greens and long-term wetting agent applications begin for tees and fairways. • Large tractor aerifier used on all tees, fairways, and roughs. Granular fertilizer with weed preventative applied on all tees, fairways, and roughs after aerification was completed. • The tree crew worked on removals along #3 and #9 tee boxes. They will continue to work on completing annual tree trimming every Thursday/Friday until finished. We will also be stump grinding the trees removed. • • Sod takes three growing seasons to fully establish in good growing conditions. We were barely able to keep the water on last summer with all of the pump house faults, and irrigation computer alarms. With those issues now worked out, the Bermuda stand of grass on the teas should be much healthier by the end of the summer. • The golf course had zero water for about a year, during the construction process. Again, it will take a few growing seasons to reestablish the Kikuyu grass. • The greens aerification went very well. Holes were punched approximately 3" deep and we double rolled the greens, then they will not be mowed until grass grows up through the sand. • We will need a different aerifier for the collars/approaches because the collars have the greens liner and contain the pipes for the greens loop. So, they can't do anything too aggressive there. Lake: The pump for the well, and the three pumps for the lake have all been secured for OHCC after the Candyl termination. They are all ordered and should be delivered in a few weeks. We have reached an agreeable scope of work with Pacific Aquascapes to construct the lake. They have all the reports needed to re-submit to the city for a permit. We have secured a general contractor for the lake construction. The GC will be responsible for securing the permit and provide the excavation contractor, while PAQ will be responsible for the construction of the lake and the construction of the wet well. PAQ asked for a GC because they don't like to work directly for an HOA. That is not too unusual for vendors. We will review their proposal soon and sign an agreement which will enable us to apply for the permit. We are making some changes in the lake design to make it more efficient. There will not need to be any export of soil during the excavation of the lake. All of the soil will be used on the golf course. We should be able to seek the permit for the lake in July. Electrical: Berg Electric has received the revised plans from Rizza Engineering and are now coordinating the re-submittal package with VDLA. Bristlecone Engineering, and Rizza Engineering are coordinating the handhole locations on the conduit run since the transformer was moved slightly into the hillside near the transformer space we installed two years ago.
