16 | THE COLONY NEWS | JUNE 2023 | ACCESS CONTROL & SAFETY By Colleen Morrison, HOA Liaison The Nordic Security report for April 2023 recorded 18,593 gate entries, three property/residence checks, 11 citations for stop sign violations, two violations for speeding, and 34 additional parking, guest pass, and guest/vendor violations. There were 34 medical, fire, and police incidents. Twenty-four residents were cited for putting trash cans out too early and/or not putting them away. Nordic found 23 garage doors open and made calls to each resident to advise them to close their garage doors. Nordic responded to 13 miscellaneous incidents related to deceased residents, welfare checks, gate strikes/tailgaters, dogs (barking lost, off leash), and broken/burst gas/water lines/sprinkler systems. Nordic Security personnel keep track of the following activities and report the results to the HOA on a monthly basis. With Covid, summer heat and winter rain, it has taken us about five years to walk The Colony. Now we will begin round two and, in accordance with the governing documents, I would like to address the Rules & Regulations regarding inspections. • The ACC has the right to determine responsibility to identify whether an Owner's maintenance is satisfactory, including the necessity of repainting. • Subject to approval by the ACC, every homeowner is required to maintain all exterior surfaces, including roofs, of their residence and repaint and/or repair as necessary. Such maintenance includes but is not limited to the following: all exterior surfaces, roofs, all exterior lights, lighting fixtures, driveways, walkways, gates and fences, patios and patio covers, deck coverings, balconies, windows, screens, locks and doors. All repairs must be made as needed. Additionally, here are a few specific things that the ACC looks for: • House and wall stucco: Is it faded and splotchy in color? Is black or rust running down any walls? Are you missing stucco at the bottom of walls? (If front yard sprinklers are hitting walls, please notify the Landscape office.) • Wrought iron fences and gates: Are they showing signs of rust? Remember, touching up small spots of rust is cheaper than replacing an entire fence or gate. • Wooden fences: How is the shared fence between you and your neighbor? Is it beginning to lean like the tower in Pisa? Has wood rot taken over in places? • Garage doors: Does yours match the color scheme of your house or is it white? How about the rubber gasket around the edge? The Architectural Control Committee thanks all homeowners for maintaining their homes. I recently was at a Colony event and met a couple who hope to move here. One reason they gave was the beauty of our community and the well-maintained homes. Thank you!
