What is e Colony? e Colony is a desirable, active, senior community. What makes us so great? We have a wide variety of physical activities, very active card players, and a plethora of social gatherings. But what else makes our community desirable? It is the maintenance of our homes. ank you for filling out home improvement applications and maintaining your homes! What are the main home improvement applications we receive? 1. House painting. e hot summers wear on our paint and generally homes need to be painted every 10 to 12 years. e quality and color of the paint will also affect its durability. Hosing off dirt and grime or using a wet broom on your stucco stains keeps it looking fresh. Removing cobwebs and bugs built up in corners also adds to a clean look. Homes must be painted using the colors in the new paint book that has been around for about five years. You may have used Dunn Edwards. If so, take it to where Sherwin Williams paint is sold. Quite a few colors from the old book are in the new book but with a different name. 2. Replacing rotted wood fences. Aer 30 years, some of the wooden fences between neighbors are falling apart. Many homeowners are replacing them with vinyl fencing. 3. Patio cover. Many homes are replacing rotted wood patio covers with Alumawood covers. 4. Solar panels. In the last year or so we usually have had on average five home applications for solar. We are on our second round of Home Inspections in the community. Some of the main things we check for are: 1. Dark marks or stains on stucco. Oentimes the marks/ stains can be removed by hosing off your stucco. 2. Rust and dirt coming from rain gutters. Please walk around your house and look for such stains. You may want to touch up the rust on the rain gutters to prevent rust from forming streaks on the stucco. Try to take care of them before they become permanent stains and you need to paint your house. 3. Wood that needs a touch of paint. Some entry patio covers, or porticos, are beginning to peel. 4. Artificial Flowers. Please check your artificial flowers for fading and replace them if need be; they should be UV-rated. 5. How do your patio umbrellas look? Has the sun faded them also? Taking care of your home is what keeps our community looking attractive. e Architectural Control Committee greatly appreciates your efforts. SAFETY BEGINS WITH YOU e Colony's Access Control & Safety Committee has a seat at its table for you. is advisory committee to e Colony Homeowners Association Board of Directors evaluates access control and general safety of e Colony.
