| THE COLONY NEWS | AUGUST 2023 | 3 | THE COLONY NEWS | AUGUST 2023 | 3 From the Desk of Bruce Dalfonso By Bruce Dalfonso, President of the Board of Directors As I am writing this, it is the day aer a very successful Town Hall meeting where we gave a "Golf Course Update." While the golf course is a critical item on our plate, it's not the only thing. I thought this would be a good time to bring you up to date on other items that we have in play right now. Rear Clubhouse Exterior Renovation is project was divided into two phases. Phase 1 is the Pool Area Project and Phase 2 is the BBQ Area, Shade Structure and Patio Project. is project was separated into two phases (pool area and BBQ area) due to the Board's determination to make the pool deck its top priority and be ready before the hot summer months. • Phase 1 - Pool Deck and Pool Coping and Waterline Tile Replacement Project Phase 1 is completed and back in full use. It was completed on time, but we found a couple of items that needed repair. Our contractor stepped up and got it done for us in short order. e opening of the pool was delayed by only one week and it has been operational since Father's Day weekend. • Phase 1 - Pool Furniture Replacement Project e pool furniture replacement was approved by the Board and the furniture has been ordered. ere is an eight-week lead time, and we are told that the furniture should be delivered by early September 2023. • Phase 2 - BBQ Area Shade Structure and Patio Project We are in the planning stages of this project, which will include deck and shade structure replacement. e Board is exploring ways to expand the usable area and provide more options for residents to take advantage of each season throughout the year (i.e., more shade with fewer posts). Clubhouse Interior/Exterior Lighting Project Within the Clubhouse this includes interior house lighting retrofit along with Auditorium theatrical lighting. Outside in the Clubhouse parking lot and surrounding grounds will be the replacement of the ground poles and light fixtures. e biggest hurdle is the nationwide supply chain. ere is a 10+ week lead time for fixture and other lighting system components, which put us into mid-July. Some fixtures have been received by the contractor, but they are waiting on the rest. Since there will be temporary closures of areas like the Auditorium to complete this work, we are not starting the project construction until all the materials and fixtures have been received. With that being said, we are hopeful the work will have begun by the time this article is published. e contractor anticipates completing the interior portion of the project within six weeks and the exterior portion in one to two weeks. e contractor is aware that we have performances in the Auditorium beginning in October. Closed Circuit Surveillance Camera System (Additional Cameras) e additional cameras approved by the Board have been ordered. ey cover the CATCOM room, the Kitchen and Auditorium. We anticipate completing this work by early to mid-August 2023. Lastly, we have received questions regarding why projects take so long to get off the ground. Homeowner associations are governed by the State of California Civil Code, Davis-Stirling Act, CC&Rs, Bylaws, etc. Capital and reserve projects require Board involvement and ultimately its approval at a duly noted meeting. Sometimes during the planning stages the Board may involve one or more of its advisory committees, a focus group made up of residents, staff, and/or paid consultants. When there are several people involved in planning, it almost always takes longer to arrive at a consensus. is is not like a home project where you make a call, make a decision, and then get it done. Also, we are in a time where it is hard to find contractors who are available to bid on jobs, let alone complete them. Along with inflated costs, there is the issue of product/equipment availability. is all creates a much longer timeline than we would like. We do not let this keep us from moving forward; it simply extends the timeline. e Board appreciates your understanding and continued support as it works diligently to complete the many projects that are currently in the works and those to be done in the future. e Colony has so much to offer. Come on out and take advantage of the great facilities, clubs, social events, and most of all… the great people of this community.
