Just a reminder… In January 2023, the Guidelines were revised.
One item that was added was that all areas of the front yard, side
yards, or corner lots shall be covered with either softscape or
hardscape materials with no bare dirt areas. (6.3) Some residents
have received violation notices noting this Guideline. This is more
prevalent on corner properties. Hardscape materials such as rocks,
decomposed granite, mulch and woodchip materials can be added.
Make sure the materials will not drift onto curbs and street gutters
from rain, wind, or foot traffic. Pick up a homeowner improvement
application (HIA) stating how you are going to rectify the problem.

Some homeowners have seen unwanted items, such as furniture,
storage boxes, patio umbrellas, and other assorted items piled in
backyards. The CC&Rs (Section 8.05) states that items not in active
use shall not be stored in an open area on any Lot that is visible from
the neighboring property. Section 8.06 says no rubbish or debris of
any kind shall be placed or permitted to accumulate upon or adjacent
to any Lot as to render the property unsanitary, unsightly, offensive
or detrimental to any other property. 95 percent of Solera residents
comply with these rules and guidelines - let's make it 100 percent.
