ARC is beginning to see applications to paint the exterior of homes throughout the community. Here is a quick review of the guidelines concerning painting house exteriors. Remember that every exterior paint job requires ARC approval (except small touch ups and the Springdales.) ARC has tried to find every house exterior painting option offered by Four Seasons Beaumont when the houses were built. We believe that we have identified most of them. If a homeowner finds that their original color scheme is not listed, please provide the ARC with a copy of the document (typically found in closing documents) and it will be added to the list. All known color schemes are contained in looseleaf folders and are available for check out at both The Lodge front desk and the RNC offices. These are printed 8 ½" x 11" sheets that contain color chips and names (and Sherwin Williams code) of the colors arranged in color schemes. Homeowners may choose to paint their house using any color scheme contained in the book. Applications using a full color scheme will typically be approved during the scheduled meeting. There are 20 known color schemes. Homeowners may choose to mix and match approved colors to create their own color scheme. Any combinations made in this manner must maintain the overall aesthetic of the community. The full ARC Committee will review each application to determine if the aesthetic is maintained. It is likely that the ARC will not be able to approve these types of combinations without additional research which may result in a delay in approving the application. There are 104 approved colors. Those colors can be combined in 182,104 combinations. If no additional information or material is requested by the ARC, a decision will be delivered to the homeowner within 30 days. If additional information or material is requested, the decision will be delivered within 30 days of receipt of all required materials. While the preferred paint for the community is Sherwin Williams, paint may be obtained from any paint manufacturer. The only requirement is that the paint must be mixed using the Sherwin Williams formulas to ensure uniformity. ARC has researched this requirement and determined that every paint manufacturer has access to Sherwin Williams formulas. We have had a couple of painting contractors claim that their supplier was unable to provide paint mixed in this manner, however, ARC contacted the manufacturer who contradicted the contractor. ARC is confident that with nearly 200,000 paint color combinations available, homeowners can find something that meets the guidelines and makes their home look great. FYI: ARC has been advised by some homeowners that painting contractors are booking out for several months. If you are contemplating a paint job this season, don't delay.
