The weather is cooling down and it's time to think about repainting your house or trim. According to our CC&Rs and Rules and Regulations, each owner is required to paint the wood trim of their property every four years and the stucco every 16 years. (CC&Rs Article X, Section 10.08 and Article XI sec. 7.22.) If you feel the trim on your house does not need to be painted after four years, please contact Edgar Lagunas, Planning and Compliance, at (951) 769-6643. Ask him to inspect your trim paint to see if you qualify for a one-year extension on the requirement to repaint your trim every four years. All painting, including the colors of paint, must be approved by the Master Architectural Committee (MAC). You must choose your trim paint color and stucco paint colors from the "approved paint-color list." Sun Lakes Country Club has over 98 approved colors on this list. By limiting the trim and stucco paint colors to the 98 plus colors on the approved list, Sun Lakes is able to ensure that the color of every house in Sun Lakes will be in harmony with the surrounding structures and will not detract from the attractiveness of the development. Most of us do not want to live next door or across the street from a solid blue, florescent green, or day-glo yellow house and we don't want to have prospective buyers of our homes looking at garishly- painted houses next door when we decide to sell our homes. There are, however, many homeowners in Sun Lakes who feel they should be allowed to paint their house any color they want including blue, purple, fluorescent green, or yellow. For that reason, picking a color from the approved paint-color list is required for any painting application to be approved by the MAC. If your trim or stucco paint color is not from the approved paint- color list, the chance it will be approved by the MAC is zero percent. We are rejecting four to six applications each month because the colors are different than those on that list. The MAC will approve most colors for your front door. However, the color black or any color with a light reflective surface of less than 15 percent is for wrought iron surfaces only. (Article IV Sec. 7.22(g).) Front door colors should be in harmony with surrounding structures and not detract from the attractiveness of the development. (Please no purple or florescent green doors to get even with your neighbors.)
