| SUN LAKES LIFESTYLES | NOVEMBER 2023 | 19 Sun Lakes Committee Reports I cannot believe it is November already. However, the proof is in the fact that it is getting dark much earlier. This darkness creates visual safety and security issues. Some of you are considering installing more lights or installing motion sensor lights for visual safety or for security. An item often overlooked is installing motion sensor light bulbs in existing fixtures. Motion sensor light bulbs are compatible with most existing coach lights and most fixtures. They even work in overhead patio lights. The motion sensor light bulbs are available in less than 550 lumens (40-watt bulb or 8-12 LED bulbs). Installing motion sensor light bulbs of less than 550 lumens does not require approval by the Master Architectural Committee (MAC). They are also the most economical way to improve visual safety and security for your home. If you would rather install new coach lights, motion sensor lights, or solar motion sensor lights you need to be aware of the following: 1. Any change or addition to exterior light fixtures or installation of solar light fixtures requires approval by the MAC. (Section 7.12e). 2. All lights are to be directed within a resident's property and should not shine on a neighbor's property. 3. The lights must be placed and maintained on the property so they will not cause an unreasonable glare or illumination upon any neighboring property or upon any common area. 4. All lights must be compatible with the house style and design and should be simple in design and color. No exposed wires or cables are allowed. 5. Bulb wattage cannot exceed 550 lumens. (40-watt bulb or 8-12 LED bulb). The 550 lumens includes incandescent fixtures with multiple lights. The combined lights in any fixture cannot exceed 550 lumens. The lumens on most "Atomic" or similar solar-powered lights exceed 2000 lumens and are not allowed. 6. String, rope, or icicle-type lighting may only be placed in the front of the house for holiday decoration use. String or rope lighting may be used in the rear yard patio year-round. However, string/rope lighting must be placed on the interior of the patio cover so that it is not viewable from any common area. Also, remember the illumination can not create a nuisance to surrounding areas. (Article VII sec. 7.12) 7. The motion sensor should be adjusted such that it is activated only by someone or something on your property. It should not be activated by passing vehicles. When installing any exterior lighting please be considerate of your neighbors. ~ Roy Nierman, Chairman, Master Architectural Committee Master Architectural Happy Thanksgiving to you from our committee.
