Aer building the initial homes in Miraflores and behind the Clubhouse, Brock- Ryland built along Colony Drive west toward the Nutmeg gate, continuing eastward to Corte Peralta and Via Acuna. By 1999, 78% of the homes were completed. In April that year, there were 1,245 homes, with pricing from $116,990. Several homes built in 1989 -1999 by Crowell-David had structural defects, which were later repaired aer litigation by the HOA. Some Ryland homes on Corte Emerado also needed remediation; all were done voluntarily. e HOA Reconstruction Project oversaw bringing these homes up to standards, and Ryland sold its remaining homes. New developers began work to complete the build-out. MasterCra Builders developed the "peninsula" area including Corte Calanova, Calle Artino, and Via's Xanthe, Llano, Graziana, Oporta and Octavo north of Colony Drive; and Via's Marisa and Tonada south of Colony Drive. ey also developed nine lots at the end of Corte Cordoba and two lots used for parking. However, MasterCra found the cost of remediating the soil on 187 "peninsula" lots north of Colony Drive too high and sold them to Greg Brown of Mira Murrieta. He also remediated the "pink houses" on Corte Lorca and Via's Amapola and Francisco. (Residents of these peach stucco homes didn't like them called pink.) Ken Knapp, Associa Facilities Maintenance Supervisor, remembers watching "six big cats digging sewers, then mixing and re-compacting soil" in the "peninsula." e number of homes increased from 1,076 in January 1999 to 1,521 in April 2004. Originally, the California Oaks Master- Planned Community was to include 1,649 homes in e Colony. A total of 1,586 were built; probably the missing 63 units were due to unsuitable soil conditions. e last homes built were on Corte Calanova and Via's Marisa and Tonada. e final build-out finished in December 2004 when MasterCra sold its last house, the one that had served as their office, fully furnished, for $500,000.
