| OHCC LIVING | DECEMBER 2023 | 5 Golf Course Renovation Report Lanai Project Status, November 2023 Jon Cancel from O'Connell is correcting some drainage issues le by Candyl Golf during the renovation. He is also doing some routine maintenance that is required during the winter slow growth months. Van Dyke is meeting with our lake general contractor, Well-Tec and lake constructor, Pacific Aquascape, to finalize the contractual arrangements under which PAQ will construct the lake according to Bristlecone Engineering specifications. We should be able to report the details in the near future. Berg Electric has the approvals from the City of Oceanside and the SDG&E design for our transformer. We will soon have their timetable as to when they can run the power under Leisure Village Way at the park to the transformer. We will inform you when the traffic plan is made to reroute traffic during that work. It will not be a lengthy process. Following this work, Berg will install the conduit underground between LVW and the lake. is should require no further disruption to LVW other than the occasional movement of equipment in and out. e specific timetable will be announced when available. Future reports on the golf course, well or lake projects will be issued when there is progress to share. In the interim, any information will be contained in other routine OHCC Living articles. Good news on the Lanai Project since the August status report! (Please note our report was written on Nov. 10, so hopefully there will be even better news by our publication date of Dec. 1.) e City of Oceanside approved our permit for the Lanai Project in early October. With that approval, we told Empire Steel to start fabrication of the steel structure. ey have indicated that the steel building should be available for installation in mid-January. In the meantime, minor repairs and cosmetic maintenance will be made on the casa so it will complement the new structure. When reviewing this step in the project, the Board asked: "Isn't there an alternative to the 5' x 24' caissons for the foundation?" e committee went back to our consultants, and they indicated that there is an alternative called Helical Piers. We are waiting for the structural and soils engineers to do final calculations and give us "stamped" (licensed professional engineer certified) drawings that we will submit to the city for approval. Once approved, it is expected to save us approximately $60,000, putting us back within the original budget. It will also make the initial stages of construction less intrusive and less subject to delays due to rain. e general contractor is BDS (Black Diamond Service Contractors at $100,000) and subcontracts have been approved for electrical (Hudson at $25,000), plumbing (Hometown at $17,993.28) and roofing (Dils at $56,259). Other major sub- contractors have been selected for the project pending completion of the engineering work (discussed above). Preparations are under way to relocate some of the wrought iron fencing, put up construction fencing and start the demolition of the current slab shortly aer you receive this issue of OHCC Living. Currently the project is expected be complete by late spring, allowing parties all summer long in our beautiful new Lanai! Money spent: $40,359 through the end of September.
