FOUR SEASONS BREEZE | JANUARY 2024 5 Message From The Board Happy New Year! Now that all the holiday festivities have been put to rest for another year, we are all settling back down to our "normal" routines. At the end of November, a large packet was mailed to each homeowner. This is the annual budget and should have arrived at the beginning of December. This packet contains the annual budget for 2024. There is a lot to read, but the second page contains the new assessment which takes effect Jan. 1, 2024. We take into consideration many factors when looking at the new budget, one of which is Customer Price Index (CPI). The CPI for October, the month we were finalizing the budget, was 4.9 percent. Our raise to our General Assessments is 5.1 percent when removing the amount of money going to our reserves. The assessments are as follows: General (which all 1,853 homes pay) ..... Increase $15 ............ New amount $283 ............ Total amount $283 FYCC Assessment .................................. Increase $7 .............. New amount $83 .............. Total amount $366 Springdales ............................................. No Increase If you are a Springdale resident, your assessment will remain the same. Since the vote eliminated the earthquake insurance, you will continue to pay what you paid last year with only an increase in the General Assessment. We were able to increase the amount of money going to the reserve and cover the additional cost of the insurance. The Springdale assessments are as follows: Plan One ................................................. $122.90 .............................................................. Total amount $405.90 Plan Two ................................................. $133.47 .............................................................. Total amount $416.47 Plan Three .............................................. $152.01 .............................................................. Total amount $435.01 Inflation over the past couple of years has had an impact on our reserve numbers and currently our General Reserve fund is at 82.10 percent, which is still in an excellent range for our association. Next year the amount for the General Reserve each month, per household, went from $37 to $46.50. The Front Yard Cost Center did not increase and will remain at $3. The Springdale Reserve went from $73 per month to $92 for each of the 111 units. As you can see, there was a lot of work that went into this budget, and we hope to have another successful year. Attending Committee and Board of Director meetings is an excellent way of keeping up with the day-to-day inner workings of our association and observe how your money is spent. The Board of Directors meets the second Thursday of each month at 1 pm in the Ballroom and we encourage everyone to attend. Per civil code, the Board cannot engage in conversation with any homeowner input. If you prefer a less formal setting, Meet with the Board is a more intimate setting where the Board can engage in conversation with you on almost anything you wish to discuss (exceptions include any issues currently in litigation).
