| OHCC LIVING | JANUARY 2024 | 3 President's Message By Greg Kusiak, HOA President (2023-2024) You listen to my hand wringing every year at this time as I bemoan the passing of daylight saving time and I can't let this year be an exception. My solar generation system is producing its lowest output of the year over these few weeks at the minimum of the sun's warming aer an entire year when the total output month-to-month was substandard. If we're to be relying on renewable energy in the future, we have a long way to go to account for the times when the sun or the wind or the water is not cooperating. But on the brighter side, the days will be getting longer by the time you read this as the Winter Solstice will have occurred on December 21st! As you will hear shortly regarding the Board's actions since the last meeting, the lanai project is moving along nicely. All major subcontractors and costs have been confirmed with the General Contractor and we will have a work schedule shortly. By the time you read this, work should already be under way. So far, we are on schedule and under budget and are pleased with the work of BDS, the General Contractor. I should also note that the Board has held meetings on short notice whenever needed to keep the project moving. We have submitted a complaint to the Contractors State Licensing Board regarding the actions of Candyl Golf Group, Inc. and to their bondholder. We will be following up the complaint with additional documentation as requested. We are still actively soliciting Members interested in serving on the Board and filling the current vacancy. And speaking of vacancies, most standing committees have members whose terms will expire at the end of February. We will be issuing calls in the coming weeks for volunteers to serve on those diverse committees. Don't be shy! Adventure awaits! e Clubhouse decorations have drawn praise again this year, but also a few dissenters. ere was confusion during the initial decorating phase regarding the display of religious symbols including Christmas trees and menorahs. By the following day the confusion had been cleared up and trees and menorahs were placed as usual. Some crazy rumors spread in the meantime about thes or vandalism or changes in policy, but in fact it was a simple misunderstanding. It was a particularly unfortunate coincidence that this occurred at the same time as tensions were high over protests about the Hamas-Israel war, but it was just that—an unrelated coincidence. An executive session of the Board was held Nov. 13 and the following business was transacted: • Approved the Minutes of Oct. 16 and 24 • Denied a request to waive delinquency fees • Authorized a notice of default on APN#169-381-07-00 • Authorized contingent non-judicial foreclosure on APN#169- 388-02-00 • Received an update on the implementation of the new Cox cable agreement • Approved a new contract with No Vacancy Transport for the shuttle services at a rate of $428 per weekly trip and $570 per monthly outing • Approved a complaint against Candyl Golf Group, Inc. for submission to the Contractors State Licensing Board. e Regular Monthly Board Meeting was held on Nov. 16 and the following actions were taken: • Approved the Minutes of the meeting of Oct. 19 • Approved the Report of the Executive Finance Committee meeting on Oct. 30 • Approved the September 2023 Financials • Approved fund transfers exceeding $10,000 • Directed that a lien be recorded on APN #169-388-02-00 • Received the Minutes of the recent construction team meetings for posting on the website • Approved a proposal by O'Connell Landscape Maintenance to aerate the tees and greens in an amount not to exceed $11,795 to be funded from reserves • Accepted the recommendation of the Image and Marketing Committee to display resident artwork in areas other than the Clubhouse reception desk • Approved placing a link on the OHCC website to the 40th Continued on following page Happy New Year!
