As is the case every year, the upcoming months bring forth a series of pivotal events, each playing a unique role in shaping the future of the community. From Capital Improvement Requests to Contract Reviews, Reserve Studies, Budget Review/Mail outs, and the biennial Age Verification, below you will find a summarized timeline as a testament to our commitment to community engagement, and responsible management. e start of our community timeline begins in February, with the deadline for submitting Capital Improvement Requests by the end of the first week. is is the golden opportunity for residents to voice their ideas, propose projects, and actively contribute to the enhancement of the community. Whether it's landscaping, facilities, or technological advancements, your input is the driving force behind positive change. Mark your calendars and ensure your Capital Improvement Requests are submitted. Following the enthusiastic submissions of Capital Improvement Requests, is the Contract Review phase. is crucial process involves a meticulous examination of existing contracts, potential improvements, and opportunities for optimizing our community services. Management is committed to collaborating closely with the Board of Directors and the FAC (Financial Advisory Committee) to guarantee the delivery of the highest quality services to the community, all while optimizing costs to the best possible extent. Next up, is the Reserve Study, a comprehensive assessment of our reserves to prepare for future maintenance and replacement expenditures. is forward- looking report provides information that guides the community to remain financially resilient, addressing anticipated repairs and replacements. en the focus is on the Budget Review process. Residents are invited to engage in the budget workshop of the proposed budget, ensuring that community priorities are accurately reflected. Once finalized by the Board of Directors, the budget will be disseminated via mail, keeping all residents informed about financial plans and priorities for the upcoming fiscal year. e Board of Directors, Management, and the FAC all play a role in fortifying the financial sustainability of Solera Diamond Valley. Adding a significant dimension to our community timeline is the biennial Age Verification, conducted every two years. is essential process ensures that our community remains compliant and attuned to the evolving demographics of its residents. Residents will be notified about this process, and your cooperation is vital in maintaining its status as an adult (55 and older) community. If you have any questions, comments, or concerns on any of the items mentioned above, please contact me at irma.rabago@seabreezemgmt.com.
