4 | OHCC LIVING | FEBRUARY 2024 | President's Message, continued from previous page that some of these people are so convinced of their superiority and righteousness that six of our original eight cameras have been stolen and/or trashed — but they are being replaced. Sooner or later these people — our own version of the vandals who are plaguing nearby neighborhoods — will either give up or be caught. In the meantime, they are a plague on us all and an embarrassment to our community. We have recently sent out a call for candidates for a host of standing committee positions and we encourage everyone with any interest to step forward and learn about the opportunities available. We are also still actively soliciting members interested in serving on the Board and filling the current vacancy. The staff assist very ably in the operation of our Association, but it is our volunteers who give it wings and make our life here the exceptional experience that it is. Please join us! The Regular Monthly Board meeting was held on Dec. 14 and the following actions were taken: • Approved the Minutes of the meeting of Nov. 16 • Approved the Report of the Executive Finance Committee meeting on Dec. 7 • Approved the October 2023 Financials • Approved fund transfers exceeding $10,000 • Received the Minutes of the recent construction team meetings for posting on the website • Remanded a dispute to ARC for consideration • Appointed the following members of the Budget and Financial Advisory Committee for one-year terms ending Nov. 30, 2024: Bob Fisher, David Toppen, Dolores Dowdle, James Quinn, Jeff Mowers Michael Urban and Sandra Reinhardt • Directed that all Standing Committees review their charters and make any recommendations for changes to the Board for consideration at the Jan. 18 meeting • Elected Allen Wilson to serve as Secretary of the Association An executive session of the Board was held on Jan. 15 and the following actions were taken: • Approved the Minutes of the executive session meeting on Dec. 11 • Approved a Citation Review Committee recommendation to levy fines for parking too close to a fire hydrant and repetitive parking violations in the total amount of $215 • Reviewed the status of the new Cox Cable contract and individual homeowner billing issues • Reviewed the status of other network and telephone contract implementation and approved an increase of $7,425 to the Kazmarek contract to conduct the network installation work at off-hours to avoid disruptions in service, with the new total not to exceed $43,811.25 • Received a verbal report on the status of the lanai project • Authorized a subcontract proposal from CMC Steel Construction to BDS to erect the steel building at a cost not to exceed $31,000 • Approved a proposal from BDS Contractors to repair and refurbish the casa at a cost not to exceed $67,920 to be done concurrently with the lanai construction • Received a verbal report on the status of the well/lake project • Retroactively approved a contract with Universal Engineering Sciences for geotechnical testing services on the electrical installation project at a cost not to exceed $8,710 • Reviewed the status of Securitas personnel and performance at OHCC • Approved the repair and conversion to LED of 20 streetlamps by Baker Electric at a cost not to exceed $9,588, representing a savings over simple repair of $1,400 plus the benefit of less expensive future repairs and lower electricity usage • Approved repair and replacement of brow ditches behind Tilos Way by Hoaglund and Sons for an amount not to exceed $12,500 • Approved a contract with Well Tec to oversee obtaining a permit for the well/lake project, developing a scope of work, contract documents and schedule for contractors on an hourly basis not to exceed $35,360 • Directed staff to prepare a prospect list and Request for Proposal for Legal Services • Reviewed alternatives for lane designations and other asphalt striping issues • Discussed a resident's persistent threatening and disruptive behavior As a reminder, the next Regular Monthly Board meeting will be Thurs., Feb. 15.
