20 | SUN LAKES LIFESTYLES | MARCH 2024 | Significant improvements are in process at our security gates. The Master Board has approved upgrades for computer hardware and software at our entry gates and in the Securitas office. These upgrades will enhance Securitas' efficiency with processing guests, vendors, and residents' entry into Sun Lakes at the gates. There will be fewer delays at the gates, going forward. SLCC has experienced a reduction in incidents of loitering, vagrancy, and trespassing over the past two months, despite a city- wide increase in such occurrences in Banning. Securitas consistently collaborates with Banning Police Department to promptly address and remove unauthorized individuals from the community, responding to resident calls or from closed circuit observations. Patrol efforts have been intensified with additional perimeter checks outside our gates to enhance visibility. Securitas reports instances where resident guests utilize common areas without authorization or unaccompanied by a resident. There also have been reports of individuals walking their dogs on the golf courses and residents driving golf carts through the courses at night. When making contact, Securitas is making sure these individuals are informed of Sun Lakes' rules and regulations. Patrol has experienced a recent increase in calls about residents identified as high-risk, specifically those with conditions of dementia. These individuals often get lost within the community and experience anxiety and disorientation. Patrol will respond to these calls and provide assistance whenever possible. Follow up calls are made to family members when the lost individual is located. When contact cannot be established, a call to Adult Protective Services (APS) or Banning PD will be made. Securitas is committed to working with families to ensure the safety of residents requiring special care to the best of their abilities. As a proactive measure it is recommended that high-risk residents have emergency information easily accessible either with a bracelet or by contacting the administrative office to provide details when a 911 call is made. Please remember to observe speed limits, stop signs, and safe driving techniques. We have a great community here at Sun Lakes. Let's all be safe and help others when we can. Safety Advisory Sun Lakes Committee Reports Financial management is the ultimate responsibility of the HOA board. The board members must ensure that funds are properly used so that the community runs smoothly and efficiently. The analysis of finances is very time-consuming and complex. Added to the extensive list of the boards' other responsibilities can create a difficult situation to manage. The Finance Advisory Committee (FAC) can provide strong financial oversight and advise on purchases, overspending, discrepancies in accounting, recommendations on reserve and capital expenditures, budget review, contract review, and other financial matters. Every department has a financial impact on the community. There are a multitude of financial decisions which need to be made on a day-to-day basis as well as for future issues which may occur. The committee gathers the information through extensive research, considers the problems and recommends solutions to the Board. The Finance Advisory Committee (FAC)is absolutely necessary to assist the Board and the administration in the complex financial affairs of the community. This should not be delegated to the HOA management company or the sole domain of the Board Treasurer. The FAC should be permanently constituted from qualified candidates from our community and allowed to investigate any financial issue. As of Dec. 31, 2023 our Operating Cash was $378,422. Normally a community such as ours would have at least one month or more of expenses in their operating fund. Our average monthly expenses in 2023 were $1.3 million dollars. The Restaurant & Lounge Budget for 2023 was ($504,815), Actual Loss ($879,493). This department was over budget by ($374,678). Reviewing this trend of losses, the committee recommendation to the Board was to refer to the ADHOC committee analysis and recommendations which were made in early 2023. Our committee and fellow owners want to trust that the Board will consider and implement options for managing the Restaurant at an acceptable financial level. Our next meeting will be Wed., March 20 at 2 pm in the Main Clubhouse Multipurpose Room. Residents are welcome to attend and ask questions or make comments at the end of our meeting.
