FOUR SEASONS BREEZE | MARCH 2024 29 The deadline for Breeze articles is the sixth of the month prior to the publication. So, I am writing this article during the rain storms on Feb. 5. I am watching several houses in neighboring counties wash down hillsides that are oversaturated with rain water. If you are wondering what this has to do with Four Seasons Beaumont, here is the explanation. When our community was planned and grading was done to create our hills and valleys, the developer worked with several types of licensed engineers to ensure that the sites were designed to hold or channel rain water so that the homes would be safe from excess runoff. The hills were carefully compacted to create firm home sites. Some of our lots and many common areas contain hills of various grades and sizes. ARC must consider the planning and steps taken during the development and build out of our community to help ensure the stability of our community. Should these hillsides be compromised, potential issues could include collapse of the hillside, shifting of the foundation of homes on the lot as well as adjoining lots, damage to fences and landscaping as well as damage to utility lines both above ground and underground. ARC has and continues to receive requests from homeowners who want to alter the slopes in their yards for various reasons. Whether you're looking to terrace your yard or are trying to get a level space to build a patio, a waterfall, or just add some stairs to the top, ARC considers the possible consequences of your modifications. In every situation when a homeowner wants to alter the hillside, ARC will require proof that the alteration will not affect the stability of the hillside. This will always involve professional surveys and testing (very expensive). HOWEVER, there are options that can be utilized to help a homeowner achieve the overall result they are looking for. If you are considering any project that may impact the hillside or any grading on your lot, please contact ARC before incurring any expense. Many contractors, handymen, and landscapers have given inaccurate assurances that certain work can be done when in fact it cannot. ARC will work with you to help you find a solution that will meet your needs and keep both your home and the community safe. Feel free to contact me with any questions or attend one of our meetings. We meet the first and third Wednesday of every month at 8:30 am. We will meet in the RNC Conference Room. ~ Steve Cooley, (801) 815-5302, cooleyaudit@gmail.com Architectural Review Committee Facilities Committee In January, we held our annual election to elect a chair, co-chair, and secretary. The results are as follows: Regina Farmer, Chair; Deborah Wasbotten, Co-Chair; and Deborah will also fill in as secretary until we elect a new secretary. It is my extreme honor to serve as the new chair of the Facilities Committee. I have served for three years as a member, secretary, co- chair, and now chair. Before moving to Four Seasons, I was a director at the Los Angeles News group now known as the Southern California news group. I worked on the publishing side of the business. I am originally from San Diego but spent much of my career in Los Angeles and Ventura counties. Four Seasons Beaumont has been my home for the last seven years. I fondly titled it Disneyland for adults; I love it here! Our new co-chair Deborah joined the committee in late 2022. Deborah has been serving as the committee's secretary. She recently retired from the Community College District where she served as program director at Crafton Hills College. In the last two years of her tenure, she collaborated closely with architects, designers, and the Facility Director on Bond Measure projects. Deborah has lived in Four Seasons for seven years with her husband, Michael. This year will be a busy year for facilities, with many agenda items up for review. Currently we are working on new billiards tables and researching new carpeting for the Ballroom, Billiards Room, and Game Room. The committee thanks Lila Bonner for her service as chair this last year. Lila has served as co-chair and chair and has decided to continue with the committee as a member. I would personally like to thank Lila for her mentorship during this last year. The Facilities Committee meets the second Wednesday of every month at 9 am in the RCN Conference Room. The meetings are open to all homeowners. We are currently seeking a secretary. If you or someone you know is interested in this position, please contact me directly or attend our next meeting.
