Mitigation of Rabbits: President Dalfonso addressed the concern of some residents regarding the decision to mitigate rabbits in the community to improve the front lawns. The intent is not to get rid of all the rabbits, but to cull the population. Before this decision was made, the Landscape Advisory Committee researched and evaluated this matter for over a year. Reducing the rabbit population will also lower the coyote population. Many residents have different opinions, but the Board has to make difficult decisions. He asked the membership to respect their neighbors' opinions. Rat and Gopher Abatement: Many residents are concerned about the type of bait being used on rats and/or gophers. Landscape Superintendent Anthony Reynoso reported that the pest control company only fills the bait stations when a homeowner places a work order for rat or gopher abatement. They do not use diphacinone, but a warfarin-based product, which is approved by the State of California. Some current bait stations may have old labels with the banned product. The company still uses them and have been replacing the labels and filling them with approved bait as they treat various areas in the community. Majestic Asset Management Litigation: On Jan. 23, our Legal Counsel will appear in court to recoup attorney fees of $124,000. Majestic is objecting to this action and will ask the court to only authorize $55,000. Fraudulent Conveyance Update: As previously reported, the HOA won the case, but we are waiting to see if Majestic appeals the decision. They have 60 days from the final ruling date to appeal. Article 20 - Golf Club and Golf Club Property and Facilities: A resident asked if the HOA is bound to cover bills on anything on the golf course property since we do not own it. The answer is no, we are not obligated. Golf Course Update: December 2023 golf course rounds were up 25% from December 2022. Revenue is up 32.7%. Expenses are up due to mold remediation in the building and mower repairs. The golf course booked two church tournaments. January 2024 monthly revenue to date has increased 44% from last year. The golf course is continuing to work on tee boxes and fairways. In the Spring, JC Golf will allow The Colony to use their equipment again to aerate the greens. The course will also increase their fees in the spring. Disc Golf is adding to the bottom line and now represents approximately 25% of the revenue. If current trends hold, they expect it to increase to 30%. The biggest impact to projections for all golf going forward is the weather. Losing a weekend to rain has an impact on monthly revenue. Special ank you to Golf Course Volunteers: Recognized homeowners Alan Johnson and Candy Pineiro who voluntarily go to the golf course weekly and cut down trees, clean the creeks and help maintain the golf course on their own. Budget Workshop and Townhall, February 2024: The workshop was held on Feb. 1 for homeowners to view between the Board and Finance Advisory Committee. The Budget Town Hall was scheduled for Feb. 13 for homeowners to ask questions of the Board and/or Finance Advisory Committee. Lighting Project Update: The project is complete: includes the Auditorium, Lounge, Clubhouse parking lot and post lights around pool. Main Gate – Resident Use of iGate System: Encouraged residents to enter guests and/or vendors into the iGate System before their arrival to speed up gate entry at the Main Gate. Pick-up Dog Droppings: Encouraged residents to pick up dog droppings when walking their dog. Also encouraged pet owners to walk against the traffic and keep their pets on a short leash when cars and bicycles are approaching.
