| OHCC LIVING | MARCH 2024 | 11 Buffer Zones Enhance Our Community All landscaping in our community which is not on your private lot or your front yard (which is maintained by your village) is governed by the Master Board Association. This includes all our park-like areas, the golf course, and the areas behind our homes which serve the purpose of being "Buffer Zones"so that we don't feel too close to our neighbors, and yet, don't have to worry about the maintenance of such "Buffer Zones." Recently, however, the gardeners have noticed that some residents have been using these buffer areas to dispose of plant materials from their home gardens rather than getting a little exercise and disposing of such material in the green waste totes which are emptied weekly by the garbage company. In contrast, the gardeners remove plant material from the buffer zones, every six weeks. The volume of plant material removed every six weeks is substantial. Have you seen the gardeners hauling out those massive sacks of plant material? Sometimes they have to haul these sacks quite a distance before they reach their trucks for disposal. To a lesser extent, a few residents have been planting flowers, bushes and putting stones in the buffer zones, which is also not permitted. Both problems are addressed in our CC&Rs of which a portion is printed verbatim below: (F) No Owner shall make any alteration or improvement to the Association Property, or remove any plants, structure, furnishings or other object therefrom, except with the prior written consent of the Board. The building, construction or placing by any Owner, or by the Board, or by any person or persons, of any structure, hedge, fence, shrubbery or any obstruction of any kind or character in such position as to encroach on any of such private roads or driveways as presently shown on the subdivision map, is prohibited. Each Owner shall be liable to the Master Association for all damage to the Association Property or to any Association Improvements, including, but not limited to, buildings, recreational facilities and landscaping, caused by such Owner or his or her Family members, guests, tenants, invitees or occupants of such Owner's Residence Landscape Committee Ask about our OHCC discount!
