Hello Ocean Hills residents! I would like to start with the news that Joshua Robinson is no longer our account manager. Although his departure saddens me, I know he has moved on to achieve his dream or set goals in life. While he was here, I was able to learn a lot and improve my experience because of his guidance. With that, I will say, "thank you." As you are reading, allow me to introduce myself! My name is Tony Duong, and I am the new director of community patrol services. You may have recognized my name, whether it was over the phone or in person, I was the day shift supervisor who has recently been promoted. I would like to thank the Board members and the general manager Gloria, for having confidence in me and selecting me to be the new director of community patrol. This is just a friendly reminder that on rainy days and the next day, the golf course will be closed. You can access the website www. ohgc.net to see if the golf course is closed, or for clarification, call the front gate. The HOA also sends out an email to inform residents if the community has to close the golf course prematurely. During this time, even though there are no players on the course, this does not mean residents/guests can walk across the course or walk their dogs as well. Those are all prohibited and against rules and regulations. As a reminder, if you're not working in the garage it needs to be closed. If you want it open, it should be no higher than about 18". Please don't forget to close them overnight. If you want special instructions for the officers during the grave shift to contact you, please call the front gate to apply such instructions. I have worked at Ocean Hills Country Club as a supervisor for roughly four and a half years. I hope the transition for myself will be smooth and fast. Even though I am in a higher position, my goal for myself and my officers is to serve this community the best we can! We are here to support you and are committed to ensuring our community remains a welcoming and thriving place. We received a city building permit in December, amended for the use of Helical Piers. This is a big deal because it means no excavation for 5' x 24' caissons, and no concern for hauling away all that material or those holes collapsing or filling with water. The construction fencing was installed before Christmas, and demo of the Lanai slab began before New Year's Day and is now complete. During the slab demo they found nine footings from the old pergola columns that were 4' x 4' x 2' that required additional work to remove, break up, and haul away. The Board of Directors has approved all major subcontractors for the project. The steel for the structure was delivered on Jan. 30. The Helical Piers were delivered to the installer the week of Feb. 5 and installation began Feb. 13. (See photo.) The foundation work will follow the Pier installation. The new concrete for the foundation will have to cure for a period of time before a load can be applied. The steel erector set will then be assembled on the new foundation. The raising of the steel frame will only take a few days. After it is up, the roof, walls, electrical, and plumbing can begin. The Casa is being renovated by BDS, our Lanai contractor, in conjunction with the Lanai project for $67,920. The current spending for the Lanai Project is $403,565 through Dec. 31. A breakdown of the expenses can be found on the HOA website under the Projects tab. Currently we are within our budget. We are planning to celebrate the community's 40th anniversary in the new Lanai!
