Below are the highlights of the Lodge Remodel Presentation held today in the
Ballroom.
Analysis and Financial Projections: As mentioned at the January Open Session,
the Board of Directors heeded the advice of the FAC and engaged Reserve Study Inc.
to conduct an alternate reserve analysis integrating the Lodge Remodel components
and the NTE $368k cost of the project. This analysis revealed a projected percent
funding at 67 percent for the first year followed by 64 percent for the second year
and in year three to 70 percent. In light of these findings, adjustments to dues are
anticipated. According to the study, an increase in reserve contributions of $2 to $3
above the normal reserve increase is forecasted, ensuring the continued financial
health and stability of the Association.
Timeline For Project: The timeline will be displayed in the lobby and on the
website for review.
• Feb. 15 - Lodge closes, move furniture, roll off trash shoot drop, restroom drop
• Feb. 20-27 - demo tile lobby, Deergrass walls/wallpaper finish drywall
• Feb. 28 - start demoing wallpaper and drywall
• March 5 - start demo Ballroom and Deergrass carpet
• March 8 - all wallpaper and tile demo completed
• March 27 - finish drywall / Deergrass room / Ballroom
• April 5 - finish painting lobby
• April 19 - finish tile and carpet inserts
• April 22-27 – touch-ups and deep clean
• April 28-30 - move in furniture
• May 1 - Lodge reopens
Areas Remaining Open During Construction: During the construction phase,
the following areas will remain open and are not included in the project:
• Indoor and Outdoor Pools and Spas
• Gym
• Tennis Courts
• Pickleball Courts
• Bocce Ball Courts
