FOUR SEASONS BREEZE | APRIL 2024 5 Message From The Board April showers bring May flowers! We have had quite a bit of rain, which is good for the environment, and we should have a lovely spring. Look around the community and you will see the beauty awakening. From the green grass to the beautiful pear tree blooms to all the amazing flowers in our landscape, we can expect a stunning and majestic season. Due to all the rain, we have been able to turn off the water around the community, something we do every winter. This is one of the ways we can save money on our water bill and prepare for the hot summer when we increase our water usage. Where else can you live and can enjoy the sunshine and spring-like weather while looking at snow-capped mountains? You can take in all this from our two outdoor pools, as they will be heated starting the week of April 15. Four Seasons is truly the best place to live! My last article talked about reserves, and I would like to showcase some of the items the Board of Directors approved from reserves over the past couple of months. Utilizing the reserves is how we keep the amenities and Four Seasons looking like the resort community it is. I can't stress how much you don't want to defer maintenance and how important it is to replace and repair anything that comes about to avoid a large bill down the road. We strive to meet the expectations of homeowners by addressing issues as they arise and maintaining our high standards. The one facility that gets the most usage is the Ballroom. With all the dances, parties, and shows, the carpet has taken a beating. The Board approved new carpeting for not only the Ballroom, but for all the rooms at The Lodge that are currently carpeted, which will be paid out of reserve money. This installation will be carpet tiles which will allow for easy removal and replacement of any damaged areas. Billiards tables are another example of a highly-used amenity. Walk by the Billiards Room at any given time and you will see someone, if not a club, enjoying themselves. The original pool tables, installed by the builder about 18 years ago, were not designed for the use they receive and have progressively deteriorated. The Board approved the purchase of four new tables, which will be delivered after the new carpet is installed. This will all be paid out of reserves. The upkeep and replacement does not stop there. The Facilities group is currently looking at other items in need of repair, for example, resurfacing The Lodge pool and decking after this summer season, again to be paid out of reserves. The big question we receive is when will the roads be repaired? We are currently going out for Request for Proposals (RFPs) for a vendor. We received our settlement from the litigation against the builder and will be working in the worst areas first. Some streets will need to be totally redone while others will only need a slurry coat. We hope to have this work done when the weather permits and is warmer. The settlement money was added into our reserves and will be used to fund this project. As you can see, the money allocated and collected each month from all residents is what allows us to perform the maintenance and replacement that is required. I received many calls and emails from residents after last month's article asking where we stand in our reserves for the general HOA. This year we are currently funded at an excellent level of 93.08 percent. The Board meets the second Thursday of each month at 1 pm in the Ballroom and we encourage everyone to attend. Per civil code, the Board cannot engage in conversation with any homeowner input. If you prefer a less formal setting, Meet with the Board is a more intimate setting where the Board can engage in conversation with you on almost anything you wish to discuss (except any issues currently under litigation). Meet with the Board is the third Wednesday of each month at 2 pm in the Ballroom.
