| Four Seasons Hemet Herald | APRIL 2024 | 7 TREES As Four Seasons is a Homeowner's Association, when you purchased your home, you also purchased into the community. Many homeowners value the quality of our community environment, its beauty, mature trees, and the excellent upkeep that protects our property values. Two areas of recent Landscape Committee concern are Common Area tree trimming and better utilization of our automated irrigation controllers. First, tree trimming. Per our landscape maintenance contract, Artistic Landscape utilizes trained arborists to annually trim many of our Common Area trees. Not every tree is trimmed since some varieties (ie. oaks) are not trimmed and some trees are shorter than 15 feet, the cut-off height for contract trimming. Additionally, pine trees are trimmed every three years on a rotating schedule of one- third of pine trees being trimmed each year. You may have noticed that many trees have recently been trimmed and are looking lovely. The next round of tree trimming will be one-third of our pine trees this spring. Our Common Area trees are considered to be a great asset to our Four Seasons Community. As with all trees (and all plants) some debris is a normal part of their growth. While the Community Association pays for Common Area tree trimming, it is the homeowners responsibility to maintain their own properties including cleaning gutters of leaf and pine needle debris. This is important because leaving debris in your gutters can lead to water intrusion under the tiles on your roof and possible wood rot and additional water damage. Second, automated irrigation controllers. The Landscape Committee is investigating better methods to use our automated irrigation controllers. This is a complicated issue and professional guidance has been obtained with additional training in the works. This is an important component of our Common Area landscape to provide the appropriate amount of irrigation, while balancing the need for water conservation and lower water costs. As with each area of Landscape Committee oversight, this matter is being given careful consideration. Homeowners are invited to our meetings. To answer any questions regarding common area landscaping, please contact Maria Donti at The Lodge. You can make an appointment to speak with Ms. Donti at (951) 325-8188, or email maria.donti@fsresidential.com Landscape Committee Facilities Committee Today, I have been watching the rain clouds playing tag with each other and hiding the sun. The shadows alternated hitting The Lodge, the pool building, the bocce courts, the fitness building and the patios, showcasing each one. These amenities looked so fresh and clean from the recent rains. I believe that these amenities help our homes retain their value and continue to remain in demand. The Facilities Committee plays a large part in the maintenance and repair of our common use areas. The committee has taken the responsibility to regularly inspect our common areas — from the solar lighting along the pathways, to the carpet in the Ballroom, to the pool and spa area and the workout room. In the process of these inspections, the committee notes any safety issues such as a lifted sidewalk or a light bollard that needs repair. Any issues are then reported to our management team, allowing them to respond quickly to any repairs or needed maintenance. The committee is also responsible to note the wear and age of many items within the common area and then recommend repair and/or replacement. Recently, there was a request to replace the pedicure chair in the salon. Also, a new projector for the movie theater was ordered. As you can see, the committee performs the various needed inspections to keep our common areas fresh, clean and up to date. As each of you take advantage of the amenities that are offered to our residents, remember all of the volunteer hours spent to make sure our community remains the best senior community in the Hemet Valley. ~ Pam Hayter
