4 SOLERA DIAMOND VALLEY | APRIL 2024 Community Updates By Tyler Barber, Property Services Manager EPAC Drill By Clare Mendez, Resident The Design Review Committee (DRC) By Joe Costello, Chairperson By the time this "Lodge Remodel" is done, the common area will look brand new! The rock installation around the common area is finishing up, and The Lodge is going to have a brand-new finish. Not even mentioning that the electronic security has been completed, closing out that project. As usual, there are a few maintenance issues that need to be addressed, but with the weather as "unhappy" as it has been, most of the work is continuously pushed back. The astronomical amount of patience you all have had during our improvements and maintenance is highly appreciated. Violations: Opened - 14; Closed - 9 Bare yards made a large majority of the opened violations, and surprisingly, there were a few unapproved architectural improvements. Action Items (information is accurate as of March 8, 2024) • The rock installation is on the edge of being completed. • The outdoor water fountain by the pool is on the schedule to be repaired. • The small chip in the pickleball courts has been scheduled to be repaired. Weather has continued to push back the work. • Of course, the interior remodel is going smoothly, and fingers crossed, it continues to proceed smoothly. The Design Review Committee is composed of five volunteer residents of our community, Joe Costello, Deborah Frey, John Schunn, Karen Stepp, and Kathy Bird. Our purpose is to ensure the Design Guidelines of our community are followed when residents wish to make changes or improvements to the exterior of their homes. At the back of this magazine, you will find a description of what we are responsible for and how a resident should go about submitting and obtaining approval for these changes. The Design Guidelines contain all the information necessary to consider when any improvements or modifications to the exterior of our homes are made, including front, rear, and side yards. The objective is to provide uniform guidelines, to assist homeowners in preparing Home Improvement Applications, to maintain and improve the appearance and quality of SDV, and to increase resident awareness of the CC&R's. It is the owner's responsibility to ensure compliance with the guidelines. A Home Improvement Application (HIA) must be submitted prior to any work being started and must be filled out completely. Incomplete applications will not be processed. No work is authorized to begin before the HIA has been approved and a Home Improvement Permit (HIP) is issued. While the Management staff will accept the application, stamping it with the time and date received, they are not responsible for the acceptance or final review. The DRC's purpose is to review all applications, plans, and the guidelines themselves to ensure compliance with our governing documents before issuing a Home Improvement Permit. Although the Committee members meet on the last Wednesday of each month, they review applications electronically between meetings. At the meeting, they are prepared to discuss and vote on the applications. It is recommended that Homeowners attend the DRC meeting when their application is being considered, allowing for questions to be addressed in real-time. It is obvious to anyone entering our neighborhood that Solera Diamond Valley is a special place to live. Our hardworking homeowners make that possible, and the DRC volunteers are here to help keep our community beautiful. The Emergency Preparedness Advisory Committee invites you to attend an outdoor drill on April 18 at 10 am in the lawn area behind The Lodge. At this drill, you will be able to see how we will have a "Command Center" set up at the time of an emergency. There will also be a short tabletop drill to go over some scenarios and watch a short video. All the training we do, and pass on to you, is so we all are prepared when a disaster strikes. You will learn what to do and not to do and where to go for help. It's necessary to have a plan in place and an area to treat residents for injuries until help can arrive from the fire department. Even if you have attended one of these drills in the past, we encourage you to attend again. New things are taught and practiced at each drill.
