THE BOARD AND MANAGEMENT COMPANY Our HOA is a non-profit Corporation with so many areas of business, that most members are totally unaware of the day-to-day responsibilities. Good communication between Management and the Board is vital to ensure our HOA runs smoothly. If you have served this community as a Board member, you understand completely. Here is a list of just a few areas which a Management Company is hired to oversee. Just "a tip of the iceberg" of that they handle: • Resident Communication • Enforcing Rules and Regulations, CC&Rs, DRC Guidelines • Government Agencies (fire marshal, building codes, etc.) • Accounting, Budgeting, Bill Paying, and Taxes • Hiring HOA Maintenance Vendors and Contractors • Reserve Studies • Administrative and Logistics • Maintaining a Good Relationship with Vendors • Collection and Assessments • Board Communications • Capital Improvement • Working alongside with the Board of Directors, almost daily You can see just how much information which our GM and the entire office staff deals with on a daily basis. They are the full-time employees which the Board sees as a necessary and valuable asset in order for Solera to remain a successful and maintained HOA. The Board consists of elected volunteer homeowners who, at times, must make hard decisions with the best interests of all members in Solera. We oversee the financial and administrative issues. We also focus on governance, upholding those Rules, CC&Rs, By-Laws, Policies, and the Advisory Committees. This is the fiduciary duties of any Board. Good communication is key in any business and Solera is no different. Our GM, Monica Munoz, has an open-door policy to all Board members at any time they have a question, concern, or suggestion. The Board is always up to date with information from her desk and she responds back quickly. As the President of the Association, I have duties that require a little more time with the GM, especially the days leading up to our Board meetings. It is important that the Board and Management have as much information on any project, issue, or concern to handle what may come our way. As a final note, please be sure you are signed up for the Eblast emails and text messages, and on the website, to use Message to Management. The Board will soon be utilizing an on-line survey through our website. This will allow the entire Board to hear from you on certain issues and questions.
