| SUN LAKES LIFESTYLES | JULY 2024 | 15 Sun Lakes Committee Reports As we look about the world around us today, we see how fortunate we are to live in a community like Sun Lakes. It's small but not too small; close to large commercial centers for shopping, but not too close; places of worship are nearby; facilities offering entertainment of various kinds are a short drive away; and we are close to some of the best medical facilities in the country. The pleasing aesthetics of Sun Lakes are thanks to several things, among which are the original designs of the golf courses and lakes, the team of gardeners who are perpetually mowing, trimming, and planting; and most importantly are the rules and regulations which help maintain the comfortable look of our community. These conditions are charged to the Master Architectural Committee to uphold property values of Sun Lakes. The entire list of these rules, regulations, and conditions is given to each home buyer before close of escrow to be read, and signed to indicate knowledge of them. They are also published in the front of our phone book for easy access by everyone. Article VII (seven) covers specific architectural standards. If an owner wishes to make changes to his or her property, such as adding artificial turf or trees, or changing the landscape in any manner, a complete application must be submitted to the Architectural Committee which meets twice a month. This application must contain a description of the changes to be made, signatures of two neighbors, and a complete plan of the projected change. A drawing must be submitted so everyone involved will understand the projected change. If the application is not complete, it will be denied and the owner must resubmit another application with the necessary information. This will cause a delay in approval of the application. A few of the rules which may not be widely known are golf carts must be stored in the garage; garbage cans must be covered to prevent varmint infestation and stored out of sight of the street. Flag poles are permitted in according to the appropriate laws, and the height and location must be approved by the committee. Security cameras may not be focused on neighboring properties. Dog runs and dog houses must not be seen from the street. Holiday decorations may be put up 30 days before the holiday and must be taken down 10 days after the holiday. Colors for the paint for all parts of the house and trims are to be selected from the master list of colors which is found at the Administration Office. Choosing colors other than these will result in a denial of the application. We are a community.
