| SUN LAKES LIFESTYLES | JULY 2024 | 11 Can you believe we are already halfway through 2024?! Time f lies when you're having fun and staying busy. That's exactly what this year has been so far, fun and busy. FirstService has partnered with the Board on several projects this year, the largest being the Lounge expansion. This is a project that residents will enjoy for years to come. It will be a great place to grab a drink and a bite to eat, all while enjoying the company of your fellow friends and neighbors. Furthermore, it will be a great venue to enjoy music or possibly a comedy show. FirstService looks forward to working with the Board and committees to bring some great events to your new Lounge. Another project in progress is the revamping of the South Clubhouse indoor pool. Originally, the pool and spa were slated to be resurfaced. However, since we have issues with the deck yearly, staff also reviewed various options for decking. This included a pool tile like we have seen at newer facilities that goes around the deck. Not only is the aesthetic pleasing, but the maintenance is low and it will last a very long time. Additionally, staff suggested that we paint the room in conjunction with the resurfacing and tile work. One last suggestion is to get rid of the old chair lift and get one that is bolted to the side of the pool. Residents who need to use it can do so without needing assistance. The South Clubhouse pool will be a completely new space for residents to enjoy. One last item that staff is working on is the replacement of the 8' tables in the clubhouses. They have long surpassed their life and we have ordered 60 new tables. We are to receive a final delivery date. As soon as they arrive, staff will get rid of all the old run- down tables, with the exception of those with the aluminum railing around them as they are still in good shape. These new tables will be distributed throughout the three clubhouses. Staff is looking forward to the second half of the year as we continue to work with the Board on improving the resident experience at Sun Lakes. Message from Management On May 22, 2024, the Master Board of Directors (MBD) approved the next stage of the consulting agreement which authorizes Sequoia Grove Consulting to review, update, and revise the committee charters designated as "Board Committees" to governing procedures; and to conduct the training and implementation of the SLCC Governance Policy Manual (SGPM) adopted by the MBD on April 19, 2024. The training will initially include the MBD, management company, and subsequently the sub-associations and committees. Once the core group training is completed, orientation sessions will be held to make sure that the Delegate Assembly and SLCC members are appropriately briefed in the purpose and functional changes that the new Governing Policy will have on how our HOA is administered. It is important to recognize that the development of the SGPM was for the benefit of the Board and SLCC members. It will provide the means to achieve a more effective method to administer our HOA by creating greater accountability and improving operating effectiveness. The Board will govern and make business decisions by setting performance standards and expectations for SLCC through the careful articulation of written policies and continued compliance to the governing documents. The Boards' primary focus will be on the intended impacts for and on behalf of the membership; supported by the administrative/operational means the management company will be charged to attain those results. FirstService Residential (FSR) has committed to support this change in relationship as part of the recently renegotiated Management Agreement. It will be up to the management company to ensure that its operational policies and process provide the requisite status and accountability reporting to keep the Board appropriately informed. Greater accountability creates transparency. Transparency is not something that can be achieved by mandate or expression of intention. It is a byproduct of sound policy. The benefit to FSR will be that what is expected of them will be proscribed, allowing them to concentrate on delivering on their contractual responsibilities rather than responding to the micro-management approach of previous Boards. SLCC has been operating without governing policy since the developers left the Board in 2008. It's no wonder SLCC experiences "organizational disconnect." The step towards governing by policy is significant and exciting! Starting July, 2024, a new section will be added to the SLCC website tab titled "Governance Journal" (under the Board of Directors heading). It will provide a more detailed description of the implementation activities including schedules and milestones. Each month progress will be posted and you will be able to see the improvements achieved.
