FOUR SEASONS BREEZE | JULY 2024 29 Summer is a busy time for homeowners as well as the ARC. While the ARC reviews the guidelines many times every month, most homeowners rarely have occasion to consider the Architectural Guidelines and Standards (guidelines) and the CC&Rs. After all, homes are only painted once every few years, patio covers are only installed once, and we all hope that we never have to replace windows and doors. For that reason, the ARC relies on both the Breeze and the Daily Report to remind homeowners of requirements that need to be considered when any change is made to the outside of any home. With that in mind here are a couple of items that the ARC wants to remind homeowners about. Painting – any repainting of the exterior of a home requires ARC approval. The approved colors are available online and there are books with the color schemes available to check out at The Lodge and the management office in the RCN. If the choice is made to use a single-color scheme, ARC approval will normally be granted. However, homeowners may choose to use colors from different color schemes, which may be approved if the choices are in keeping with the overall continuity of the community. The only restriction is that the body or main stucco color must be one of the body or main stucco colors. When colors are selected from more than one color scheme, the ARC will use its best ability to determine if the choice is compatible with the overall character of the community. Please remember that each application is reviewed and evaluated by the ARC on the merits of the proposed work. An application for painting that was previously approved or is currently in the community might or might not be approved. Screen/Security doors - must be installed within the existing door jamb. They may not be mounted in a manner that creates an enclosed alcove or room in front of the main door. Standard finish aluminum is not permitted. Gutters and downspouts - all work must be primed and painted to match the color of the surface upon which it is mounted. Patios – enclosing a patio is prohibited. Any permanent material including drywall, screens, lattice or other may not be used to enclose a patio or the area beneath a patio cover. The use of draperies and blinds is allowed; however, they should be opened overnight. All decisions of the ARC are made in our open committee meetings and are determined by a majority consensus. Homeowners with questions are encouraged to bring their questions to the full committee at any open meeting. ARC members are willing to discuss questions you may have concerning the guidelines outside meetings. However, any advice given outside our meetings is the opinion of the individual member(s) and is not binding and does not constitute ARC approval. We meet the first and third Wednesday of every month at 8:30 am in RCN Conference Room. If you have questions, please contact me. ~ Steve Cooley, (801) 815-5302, cooleyaudit@gmail.com Architectural Review Committee Finance Committee During the Finance Committee's monthly meeting, the financial statements for April 2024 were reviewed and recommended for Board approval. In addition, the committee reviewed expenditure proposals for various recommended projects in the community. We also reviewed investment recommendations to move maturing investments to higher yield FDIC-insured instruments. Highlights of the March financial statements are: Total cash is $13,574,456 including operating cash of $2,176,283 (checking and CDs) and reserve assets of $10,963,367, and reconstruction assets of 434,806. Our total year-to-date income is $247,099. Homeowners are welcome to join us at our monthly meetings held on the last Tuesday of each month. Our next meeting will be Tuesday, July 30 at 1 pm in the RCN Conference Room. We review and discuss many issues that may interest you. I encourage all residents to become more familiar with the finances of our fantastic community. We would love to hear about your concerns and encourage you to share them with us.
