He was well loved in the community and will be missed. President Jaime Chandler and Vice President Jeremy Wilson of Professional Community Management reiterated the sentiments and thanked him for his service as well. Majestic Asset Management Litigation Update: Hai and Jen Huang have appealed the foreclosure judgment currently in Appellate Court. The Board is hopeful it will be finalized by December. Fraudulent Conveyance Litigation, Recovery of Attorney Fees: The court awarded the Association $230,000 in attorney fees from the Fraudulent Conveyance litigation. Epsten APC has been able to recover approximately $336,000 in attorney fees for the Association. Amending of Fraudulent Conveyance Documents: The ex parte application to amend the judgment adding Andrew Huang as an alter ego of Majestic Asset Management LLC, Jen Huang and Hai Huang has been submitted to the court. The hearing will be held on July 8. Litigation Town Hall Meeting, July 24, 2024: The Board will be holding a Litigation Town Hall meeting on July 24, 2024, at 5 pm, where legal counsel will update the residents on the current litigation. Golf Course Update: May rounds are up 17.9% and revenue is up 23.4% from last May. June is trending up by 20% and revenue increased by 18% from last year. The golf course sprinklers and valves are failing. When a valve fails, it affects a much larger area and takes 2-3 days to repair. Environmental Concepts Landscape Maintenance will start clearing the slopes beginning June 24. Walking on the Golf Course at Night: Reminded residents not to walk on the golf course at night. It is not safe and you are invading resident privacy. iGate Training: Training for the access control system will be held on June 21, 2024, at 11:00 am and 2:00 pm in the Clubhouse Auditorium. Interested residents were encouraged to attend and bring their laptop and/or iPhone. City of Murrieta 33rd Annual Birthday Bash, June 29, 2024: The City will be hosting their 33rd Annual Birthday Bash between 2 pm to 9 pm at the California Oaks Sports Park. Fireworks will begin at 9 pm. Cal Oaks and Jackson Avenue will be closed all the way to Lincoln during the event. e Board is Dark in July: There will be no Board meetings in July. Approval to Lien Account #133-5716: Authorized filing a lien against Account #133-5716 due to delinquent assessments exceeding $1,800 or 12-months delinquent. June 2024 Golf Course Subsidy: Approved the subsidy in the amount of $20,791. Approval of the April 2024 FYE Treasurer's Report: Approved as presented. Total Operating and Reserve Liabilities and Equity: $5,367,000. Final Adoption of 5.5 Exterior Lighting Amendments: Approved. Changes will be incorporated into the Rules and Regulations and posted on the HOA office window for viewing. Pickleball/Paddle Ball Reservations: The Board voted down (4-2) sending a request to the Rules and Regulations Advisory Committee to prepare a draft rule for Pickleball/Paddle Ball Reservations. 10TB External Hard Drive, Under 1K, CATCOM: Approved purchasing a 1 G-Technology 10TB G-Drive with Thunderbolt 3 and USB-C Desktop External Hard Drive, Silver – 0G05378-1 for CATCOM at a cost not to exceed $950. Phase 2 Auditorium Project, Video Recording, CATCOM: Approved purchasing an Audio Mixing, DSP & Control System ($66,970), Presentation Video Distribution ($49,278) and Broadcast/Streaming/Video Conferencing System ($61,273) for a total budget cost not to exceed of $200,000. Management will prepare a Request for Proposal to obtain competitive pricing and present to the Board at the August or September meeting. Also approved purchase of a Side Projection/Display Systems (Optional) at a budget cost not to exceed $50,000.
