Yes, the temperature sometimes rises into the 80's, but that can happen almost any time of the year. And the nights are only cooling off to the 60's; there hasn't been an overnight low above 67 this entire season. But even last winter, the lowest temperature we recorded overnight was in the 40's. For those of us who grew up in climes where there are four distinct seasons, this can be very confusing—but it's still absolutely delightful! Unofficially we hit a milestone in July. One of our residences sold for over $1.5 million. While a great many macro-economic factors completely out of our control drive home prices, there are some we can inf luence. The appearance of our community--including the maintenance of our landscaping, the butterf ly sanctuary, the amenities we offer like the beautiful Clubhouse and the new Lanai structure, play courts and the golf course with (we hope one of these days soon) a lake on it--all contribute to the outstanding property values here. And, of course, having a well-managed and financially stable HOA makes a difference, too. As you saw on last month's cover of OHCC Living, the new Lanai is now a reality. There are still some incomplete elements as we go to press, but the AV systems should soon be completed, and new tables and chairs and a dance f loor should arrive. The renovated restrooms are so popular that we have had to adjust our equipment. People are wandering in soaking wet, including with "pool socks," and leaving puddles on the f loors. This has forced us to put bulky mats down that detract from the aesthetics but keep people safe. As reported last month, we have engaged a civil engineering firm to prepare a Storm Water Quality Management Plan to be submitted to the City of Oceanside. Following that additional review by the City, we are hopeful of receiving our permit and beginning construction in September. In the interim, we will install the well pump and prepare materials for the project. We have some level of discussion ongoing with four different vendors regarding the availability of fiber-optic high-speed internet, including our current vendor, Cox. While download speeds adequate for all but the most esoteric applications are already available, future costs and future demands need to be considered. Further developments will be reported when and if they occur. All residents have been notified of the permanent shutdown of the old Emergency Monitoring System. The SERT Club provided an excellent Town Hall presentation on alternatives on July 11, and their presentation is available on their website, which can be accessed via the OHCC website. We urge all of you to take responsibility for your own safety by being prepared for emergencies and by assessing your particular needs for a security system in your home. By now, ballots have been distributed to all Members of the OHCC HOA for the election of three Directors to serve two-year terms. A candidate forum was held on July 10 at which various questions were put to the candidates by the live and virtual audience and by the moderator. If you missed the live event, a recording and candidate declarations are available on the OHCC website. Ballots must be received prior to the start of the Annual Meeting on August 15th whether hand-delivered, mailed or placed in the drop box at the Clubhouse. Following the election, the new Board of Directors will hold its organizational meeting and elect corporate officers: President, Vice President, Secretary and Treasurer. My term as 2023-2024 President will end with the election of officers, although I am eligible for re-election. This will be my last President's Message for the current term. The election of Directors is only valid if there are a minimum of 817 legitimate ballots cast. We are fortunate to have five people stepping up and seeking to serve. It will be up to you, the Members, to inform yourselves and make a wise choice of those best able to lead us for the next two years. Please punch your ballots and return them, along with your signature on the outside of the mailing envelope, at your earliest convenience. National and local elections are already in high gear. Much has been said about the polarized atmosphere between the major national parties, and senseless deaths and the attempted assassination of a former President have added a new dimension to that conversation. For those of you who were not living here four years ago, I am sorry to say that there were tense squabbles — including acts of malicious vandalism — over election signs and symbols during the lead-up to the 2020 election. I urge all of you who wish to express yourselves via signs, f lags and banners — as is your constitutional right — to read Section 1, Subsection M of our Handbook of Rules & Regulations regarding non-commercial signs. I remind everyone that the Handbook is available on the website. A special executive session meeting of the Board was held June 6 and the following transpired: • Reviewed recent issues with the Emergency Monitoring System and authorized hiring a consultant • Reviewed status of the lanai construction • Approved the purchase of Audio-Visual equipment to be installed at a cost not to exceed $30,000 • Authorized increasing the scope of work of Bristlecone Engineering to comply with the permit requirements of the City of Oceanside at a cost not to exceed $21,700 • Approved a contract proposal from Well Tec, subject to execution of a definitive agreement, to provide general contractor services for the well and lake project at a cost not to exceed $1.3 million
