| THE COLONY NEWS | SEPTEMBER 2024 | 11 Homeowners in an HOA are expected to keep the exterior of their homes clean, painted, free of clutter and well-maintained. The reason for this is that it preserves the community's visual charm and overall quality. This translates into higher property values. The Architectural Control Committee (ACC) is tasked with effectively enforcing the Covenants, Conditions, and Restrictions (CC&Rs) within our HOA. Homeowners are required to submit an application for approval for any projects, modifications, and additions to the exterior of their homes. Those submissions are reviewed by the Committee at our bi-monthly meetings. The Committee also does regular inspections of properties to ensure they are in compliance with our CC&Rs and Architectural Guidelines. In addition to keeping up appearances, early detection of a rusting fence or fading/cracking paint will help prevent further problems down the road. You need to make improvements – what now? So, you have received notification that improvement(s) need to be made. You have 60 days to submit an application to make the improvement(s). Once the application is approved, you will have 90 days to complete the work. We ask that you let the office know when the work is completed so the final inspection can be done. If you do not respond to the letter you have received within 60 days, you will be in violation. At that point, you will receive notification to appear before the Violations Committee. Walk around your property, look carefully, and be proactive. Do those touch-ups before they turn into larger problems. The Colony is a beautiful community, and with your help, it will continue to be an active, thriving, lovely place to enjoy!
