8 | Four Seasons Hemet Herald | OCTOBER 2024 | Is Your Lawn Still Green Aer Summer? It's been a very hot, dry summer. Does your lawn still look fresh and green? If you have Articial/Synthetic "turf," you haven't had to work hard or pay someone to water and cut your grass or fertilize it. It still does and will continue to look great. A very high percentage of our homes have turf. Some homes in your neighborhood may have it. Two of four Architectural Review Committee (ARC) members have turf. What do you think about it? Have you considered installing it? Years ago, Four Seasons did not allow turf, however California faced severe water shortages, so articial turf was added to the Architectural Standards and Regulations as a suitable replacement for grass. Our Architectural Standards require homeowners who desire turf to apply for and receive approval from the Architectural Review Committee, BEFORE installing articial turf. e requirements for turf appear on page 16 of the Standards. A detailed plot plan for installation, including edging, trees and objects, along with a sample of the turf, with specications, would be required. One homeowner who moved here this year oers an excellent inside look at the decision-making process for evaluating turf and selecting a vendor. e yard of his new home here needed a lot of attention. Aer considering several options, including reseeding with grass, hardscape and articial turf, the homeowner decided on Turf. Within two weeks, the homeowner identied three vendors who installed turf here in the community, solicited, received written bids, and selected one aer seeing their work nearby. e lowest cost proposal, viewed as the best, was about $1.67 per square foot. Aer the ARC approved the homeowner's Application, the vendor promptly began work and completed the installation in two days. Numerous neighbors have complimented the homeowner on his new turf. e homeowner is looking forward to no grass cutting, no watering, and beautiful "green grass" all year round. Be aware however, that even articial turf requires maintenance and upkeep. Please follow the manufacturer's instructions for upkeep. Since articial turf has a limited life span, articial turf should be removed upon deterioration of material and/or color and upon notice from management. All homeowners will be required to submit a new alteration application for approval, in accordance with the requirements of the Architectural Standards and Regulations in eect at that time. Architectural Review Hello autumn! With the arrival of October, we enjoy the beginning of cooler weather. e cooling temperatures oer a great opportunity to replace plants and trees that perished in the summer heat. In our community's common areas, this is exactly what the Landscape Committee and Artistic Landscaping begin to do: tree and plant replacement starts during the fall. So, look around and you may see many new plants taking root. Welcome New Residents! Before purchasing a home in Four Seasons, you were probably drawn to the community because of the mature trees and beautiful landscaping. e reason why the community looks this way is due in large part to the work of the Landscape Committee – run by resident volunteers. e Committee's duties include inspecting and managing these areas: • Four Seasons Blvd. and World Cup Blvd. including gate entrance areas • All landscape around e Lodge, swimming pool, boccce courts, and tennis courts • Legends homes and paseo walkways (which residents pay an additional fee for landscaping) • Additional areas including the emergency access road and Singh basin While all areas are inspected once a month, we rely on the Four Seasons management sta and our landscaping company to address landscape emergencies. Another helpful resource is YOU! If you see an issue like sprinkler geyser, downed tree, or impossibly soggy area, simply report it to the sta at e Lodge front desk. If your home is in the Legends area, ll out a Resident Landscape Request Form – also found at e Lodge front desk. e Everthrive Report is In! Everthrive was recently hired to be the Watermaster for Four Seasons. A critical part of their work was to produce a report detailing all aspects of our irrigation system. is report includes reviewing and evaluating the irrigation valves, lines, and hardware, as well as geo-mapping all aspects of the system. is report is detailed to the point of noting specic plants within each irrigation line. e result of the report is a list of recommendations including xing broken items and using plants with the same water requirements on the same line. As the report was created, Everthrive also programmed our current irrigation soware, optimizing it to use weather-based calculations to determine watering. e Committee, Management Team, and Artistic Landscpaping are reviewing the report and moving forward to implement the report's recommendations in the months ahead.
