6 | LIFE IN SOLERA | NOVEMBER 2024 | Curb Appeal Feature When starting a project, it is crucial to prioritize safety and seek approval from the Design Review Committee before proceeding. Neglecting this step can lead to costly consequences, as some homeowners have unfortunately experienced. To kick off the approval process, acquire a Home Improvement Application (HIA) from the office and ensure it is completed accurately. Begin by obtaining signatures from two neighbors and provide a detailed diagram or photo of the project, adhering to the guidelines outlined in DRC Guidelines, Article VI. This information should include the location of all components and the types of plants and trees involved. Remember that plants must meet the 50/50 green requirement for spreading, and avoid using white, lava, or pea gravel in rock features. Including a sample of the rock with your application is also necessary. The Design Review Committee convenes on the first and third Tuesday of each month to review applications. Following their assessment, they may fully approve, approve with stipulations, request more information, or deny the application, with notification of their decision provided later that day. Permits can be retrieved from the office on Friday after 10 am, or the permit can be mailed to you if needed. Display the permit prominently in the window of your garage door throughout the project. After completing the project within one year of obtaining the permit, return it to the office for inspection by a committee member. Assuming the project adheres to the specifications outlined in the application, final approval should be straightforward. In the event of an unsuccessful inspection, you will be notified so necessary adjustments can be made. Remember to follow all guidelines to prevent potential issues in the future.
