| OHCC LIVING | DECEMBER 2024 | 5 The Executive Finance Committee met on Oct. 28 to review Sept. 30 financial statements. This review included comprehensive explanations of variances from the budget. Abbreviated financial statements are posted on the website. The total variance from budget as of the sixth month of the fiscal year is $ 107,189. Additional income was realized from higher interest rates. Water expense increases have continued. Although water rates increases were budgeted, usage over the past few months increased. Expense savings were realized from a reduced SDGE bill and open positions of Keystone staff. The Equity balance at Sept. 30 is $ 702,007. Currently the state of the Association's finances remains sound and stable. The budget for the next fiscal year, with assistance from the Budget and Financial Advisory Committee will be prepared in the next few months. We have hired a new Accounting Coordinator to fill the vacancy for the Financial Services Specialist position. The new title is Accounting Coordinator, and his name is Daniel Landon. Daniel holds a degree in accounting, and we believe he will be a strong asset to our HOA team. We have also hired a new maintenance team member for our recreation center, Arnold Arce, to cover weekend shifts. To better support our maintenance team and residents, we have increased the hours for this position from 16 to 32 per week. We are making positive progress on the installation of the lake. We have hired a Construction Manager to oversee the installation of the lake, and we look forward to moving this project along as efficiently as possible. As part of our ongoing commitment to community security, a new access control system recently approved by the Board of Directors is scheduled to be installed this month. The goal is to enhance the ability of our patrol staff to monitor the property more effectively. This upgrade will improve monitoring capabilities within our community and continue to provide a safe environment for our residents. As communicated in our recent eblast, we will discontinue eblasts from Association Voice effective Nov. 30, 2024, and all future eblasts will be sent through Keystone Connection. This transition has generated a substantial increase in residents interested in signing up for training and accessing the portal. For residents who prefer self- enrollment, DIY instructions have been distributed multiple times. We continue to hold two Keystone homeowner training courses each month, with attendance rising steadily. Currently, we have nearly 995 residents signed up for the new software. For personalized assistance, one-on-one training is available by calling or visiting the HOA office, which takes approximately 30 minutes. We are also preparing for the 2025 phone directory publication. An e-blast has been sent out with instructions for updating listings if needed. The deadline for updates is Nov. 30, 2024, and our goal is to distribute the new directory in early January. Happy holidays.
