I'd like to start with some history on the golf course to give you an idea of what has been going on. Some of the dates are not going to be exact, but they are close enough. In 2007, the Rhee family, billionaires from South Korea, bought Cherry Hills Golf Course with grand plans to build condos and houses. They discovered that the deed restrictions were still in place. For 17 years. They did not take the gamble of having a vote to remove the deed restrictions. In 2016, approximately, the North Course went up for sale, which, at the time, was owned by 200 investors. They did not do their due diligence on being able to build on it or did not care about it. Zoning cannot be changed due to f lood control with only a small area that can be built on. Fast forward to earlier in 2024 when Ambient bought both golf courses. They have had many meetings with residents who have provided input on what they want/don't want. During the latest meetings, it turns out that they are building in different areas of the Cherry Hills Golf Course. We don't know where they plan to build, but the golf course has deed restrictions that date back to 1962. I will quickly mention that deed restrictions were mentioned before when the Rhee family bought it, and their answer and other lawyers answers were that the deed restrictions were old. However, these were put into place and still stand. What I am getting at is that there is no way to get around the deed restrictions. People keep asking Ambient about deed restrictions, but they don't ever answer the question along with other questions asked. Also, Wade Hall of Ambient Communities worked in South Korea for the Rhee family. Don't be fooled — even when a vote is taken for the deed restrictions for tracts and lots, we will have our say. Ambient took the same approach to the golf course as the Rhee family. They said it would keep the golf course only to want to get rid of it after only owning it for six months. I hope that this information provides a little bit of history. I'm sure more questions will come up, which I will repeat over and over. As Board members, we have a fiduciary duty to adhere to all the SCCA's governing documents. By now, you have received the 2025 bill for SCCA HOA fees, and I want to provide a summary as to why we had to raise it by $25 to $435 per year. Remember the numbers I give you and multiply those by 12. Our trash bill is approximately $913 per month; the electric bill is $6,000 to $9,000 per month, depending on the time of year; the gas bill is between $1,800 to $4,000 a month, also depending on the time of year; the five water meters on the property range from $1,500 to $3,000 per month for the pool and showers areas; and the sewer bill is about $1,030 per month. Along with utilities, a lot of things have gone up. I know your bills have gone up, too. Unfortunately, to keep the campus to the high standards that we have it, we must adjust the HOA fees to ref lect the utility increases. You've already received your ballots for the upcoming election on Feb. 12. Please complete those and send them in. You will notice only three candidates for three openings, so, unless something unexpected happens, all three will be on the Board. Please vote anyway as we need a quorum and it gives us an idea who's out there and what is going on. Thank you all for reading my ongoing messages. I hope to see you all on campus.
