| Four Seasons Hemet Herald | JANUARY 2025 | 7 2024 was a great year for many homeowners and your Architectural Review Committee (ARC). e ARC started the year with the objective that no homeowner's covered exterior alteration was begun without approval of the ARC. rough Nov. 18, when this article is being written, 18 projects were started or completed without an application, 8 percent of the total applications, a decline from 2023 of 28. All homeowners were required to apply and some had to redo their work. 236 applications were submitted in 2024 vs. 359 in 2023. We thank all those who properly submitted an Exhibit A application for beautifying their homes. e distribution of these applications was as follows: Painting - 97, Landscaping - 28, Tree Removal/ Replacement - 22, Articial Turf - 20, Solar Panels - 17, Metal Gates - 12. All other applications totaled 40. We estimate a total investment of approximately $1.1 million in our community. 60 applications are pending completion as of Nov. 18. Applications were typically approved within 30 days from the date of the submittal, with the ARC meeting twice a month on the rst and third Mondays. 22 residents met with the ARC to either appeal, explain, or just discuss their application. We are beginning 2025 by talking for the rst time in a while about a very important standard. Under General Conditions, p. 27, "No portion of a Homeowner's structure or the Homeowner's lot landscaping viewable from another Residential lot or from any HOA street, sidewalk, paseo, or Common Area of the Association Property shall be permitted by the respective Homeowner to fall into disrepair. Subject to the requirements herein and the jurisdiction conferred on the ARC as to maintenance standards to be met, Owner shall, at all times, keep the Residential Lot in good condition by, and at the sole expense, of the Owner, and, where applicable, adequately painted, stained, or otherwise nished." Management is responsible for periodically looking at our homes to see if they are in disrepair. If so, Maria Donti will send a letter to the homeowner asking the homeowner to make the correction, sometimes requiring an application to the ARC. If the matter is not addressed in the timeline required, the issue may eventually be reviewed by the Board of Directors. e ARC is expanding its monthly communications in 2025. ere will be a standalone email sent once a month to all residents and a posting in the weekly Community Updates and Reminders to expand and further explain the information in our monthly Herald article. We want to inform, educate, and motivate you to maintain the aesthetics of your property, and submit applications for alterations. is month we will provide examples each week of needed maintenance.
