| SUN LAKES LIFESTYLES | JANUARY 2025 | 15 It is January 2025 and the start of a new year. Many of you may be planning new exterior improvements to your home this year. Any exterior improvements must be approved by the Master Architectural Committee (MAC). The following is a short list of some of the rules and regulations you need to know when planning improvements to your home. • Workers and contractors may begin work no earlier than 7:30 am and must be off the premises no later than 5:30 pm Monday through Saturday. No workers are permitted on Sundays or holidays unless emergency repairs are needed. • Window mounted air conditioning units are not permitted. • Permanent barbecues may not be installed unless approved by the MAC. • Exterior lights must not be directed onto neighboring property or onto the street. The lumens of the lights cannot exceed 550 lumens per light. • Courtyard walls should not exceed 30 inches in height and are measured from the Hardscape. • Gutters and downspouts and any modifications to these must be compatible to existing color schemes. They must match the color of the stucco or the trim. • Landscaping must be continuously maintained in a neat, clean, orderly, and attractive condition. The MAC may request replacement of unattractive or dead vegetation. • Professional installation of artificial turf is required to ensure that the turf is properly installed and is in an attractive and maintainable condition. Sloppy installation with seams showing, lumps, or depressions are not acceptable. • Hardscape in the front yard, needs to have a balance with sufficient softscape in order to preserve the attractive streetscape within the Sun Lakes community. The rules and regulations require at least 30 percent softscape in any front yard. The other 70 percent may consist of hardscape (i.e. rock, concrete, wood chips, or other hardscape). • Replacement window frames or the trim of replacement windows should be no wider than 2 1/2 inches. If you have any questions about the Rules and Regulations, check the front of your phone book and you will find them listed. You may also look up the CC&Rs. If you are in doubt as to whether or not you can do a certain exterior improvement, please contact the planning department and ask for Edgar at (951) 769-6643.
