| LIFE IN SOLERA | JANUARY 2025 | 5 Happy New Year to everyone living in Solera and to your families. The members of this committee, John Crawford, Leo Jusay, Marcia Casem, Pat King, and Peter Marchi, are proud to serve the Solera Oak Valley Greens Association community. We are thankful for the trust and support you have given us. We will continue to do our best to ensure accuracy, compliance, and thoughtfulness in executing our responsibilities. Even though this is only January, we are preparing to gather information for the 2025-2026 budget. We work closely with the Association Controller at Keystone and Ellen Racobs, our General Manager, to obtain current costs and increases in all our existing contracts. The budget report for February 2025 is used for the nine- month expenditures. Then we estimate our expenditures for March, April, and May. These new totals are the ones we use to calculate the amount of any increase in expenditures for the new fiscal year, including any increase in assessments. When this process is completed, and we believe we have the most accurate budget, we prepare the presentation for the Board of Directors. The presentation must be done in a special Open Session Board meeting in the first week of April. At that time, the Board can make any changes they feel necessary and approve the budget. Once the Board gives approval, the budget will be mailed to the members. This year, the Board members and members of our Advisory Committees and others will be reaching out to all members announcing the need for a YES vote on our new CC&Rs and Bylaws. By law, we need to obtain 646 YES votes. Our attorney has updated all the new laws and deleted items referring to Pulte. These documents have never been updated since our existence in 2003. Should we be unable to obtain the 646 YES votes, the attorney would need to present a case for approval in the California Superior Court, which could cost us thousands of dollars. Please help get the word out so we can get those votes the first time around. ~ Marcia Casem Finance Committee The committee is looking forward to a new year of welcoming our new residents to our wonderful community, and have enhanced our process by touching base with new residents several months after they've arrived just to see how they're settling in or if they have any questions. Plans are already underway for our new resident social gathering scheduled for Aug. 23 at 10 am. One of the highlights of the gathering is familiarizing our new residents with all of the different types of activities and events Solera has to offer. If you are a group or club leader, please mark your calendars for that day — we would love for you to participate. More details will follow once we get closer to that date. I also wanted to highlight three new handy guides which are available on the Solera website: 1) Solera Guide to Governing Documents 2) Solera Guide to Board of Directors, Management, and Members 3) Solera Guide to Financials These guides provide simple overviews to help new and existing residents understand these aspects of our HOA (homeowners association).
