| LIFE IN SOLERA | MARCH 2025 | 5 March is a very busy time for the members of the Finance Committee and our General Manager. They're collecting information needed to develop our next fiscal year's budget. Weekly meetings will be held beginning March 13 to calculate a spending budget for each line of items. On April 2, the proposed budget will be presented to the Board for approval during a special Open Session meeting. We encourage everyone's attendance. If you cannot attend, the approved budget will be mailed to all members by April 30. The budget consists of three accounts, Operating, Capital Improvement, and Reserves. The Operating budget if for the day- to-day expenses and maintenance of the Association's assets, such as, Utilities, Pool, Contracts and Maintenance, Property Protection, Administration and Legal. The Operating budget is also for Recreation, Community Events and Administration. Capital Improvement contributions are part of our budget. We have not been contributing fund to this account in recent years. When the current funds are used and there are items that are requested to be added to our assets, the Board may decide we need to begin funding again. Reserves contributions are the next part of the annual budget. This year we are contributing $1,000,000 to the reserves. Each year we need to increase this amount to have the funds to repair and replace the assets that are covered in the Reserve account. The current monthly contribution to reserves is $83,333. The members of the Finance Committee have been working on a strategic plan to increase the reserves to a healthy level again. This plan will be presented to the Board and discussed in an Open Session Board meeting soon. Please watch the Board meting agendas and try to attend these meetings. Board meetings are mandatory for the Board members and optional for the membership, however the decisions the Board makes affect the membership. The website has virtually everything you may need to know about Solera and helpful resources such as: • Gate Sentry access to register your guests and vendors with our security company. • Message to Management and Contact Solera Staff – use if you have any questions or requests for our HOA management team. 2. Weekly email blasts and text (SMS) alerts: Sign up to get the latest Solera news and alerts, including upcoming events and meetings, Clubhouse, and gate closures, etc. To sign up, look for the Stay Connected option on the website at https://lp.constantcontactpages. com/sl/KsEz71N or get a form from the office.
