| THE COLONY NEWS | MARCH 2025 | 5 BOARD OF DIRECTORS MEETING HIGHLIGHTS: JAN. 16, 2025 Highlights are a condensed preliminary dra of the Open Session minutes. Aer review and approval by the Board at the next meeting, and the incorporation of any changes, the minutes will become ocial. A copy of the ocial minutes is available in the HOA Oce. Passing of Robert Hawks: With sincere condolences, President Bruce Dalfonso announced the passing of the Association's Legal Counsel Susan Hawks McClintic's father, Robert Hawks. As a result, the Executive items requiring a legal opinion were tabled and rescheduled for an Executive Session on January 23, 2025. Majestic Asset Management Update: Mr. Dalfonso informed the Membership that attendees of the January 14, 2025, Golf Course Update Town Hall had already received most of the information regarding the litigation, and no further updates were provided. Golf Course Update: President Bruce Dalfonso informed the Membership that, should the Association acquire the golf course, the Board has selected JC Golf as the Management Company. Architectural Design Firm for the Patio Project: Mr. Dalfonso informed the Membership that Director Pat Kight did an excellent job forming a Patio Project Committee, composed of residents within the community, to help with the design of the new patio. A Patio Project Town Hall will be held on January 30, 2025. Community Maintenance: On behalf of the Board of Directors and the community, President Bruce Dalfonso expressed gratitude to homeowners Tim and Sandy Sublett, as well as other neighbors, for their voluntary contributions to tree and nger maintenance throughout the community. Article 8 – Fines and Penalties: President Bruce Dalfonso informed the Membership that Article 8 – Fines and Penalties regarding second oenses for stop sign or gate procedure violations is not intended to result in the loss of facility privileges or deactivation of vehicle transponders. As a result, the Board is revisiting this rule. Additionally, the Board is exploring the possibility of ning vendors for their violations instead of homeowners. However, this change may prove more challenging as it involves amendments to the CC&Rs. If the Board decides to present this change for a vote of the membership, it will be included in the Annual Election Ballot in September. Auditorium Audio/Visual System Project: e Board is initiating Phase 2 of the Auditorium Audio/Visual System Project at a cost of $167,000. While the Board acknowledges that some members may have concerns about this expense, the Board remains committed to its responsibility to maintain common areas and ensure the Association operates eciently for future generations. January 2025 Golf Course Subsidizing Request: e Board unanimously approved the January 2025 subsidizing of the golf course request in the amount of $24,962. Approval of the October 2024 Treasurer's Report: e Board unanimously approved the unaudited October 2024 Treasurer's Report as presented. Total Operating, Reserve Liabilities and Equity is $5,394,000. Approval of the November 2024 Treasurer's Report: e Board unanimously approved the unaudited November 2024 Treasurer's Report as presented. Total Operating, Reserve Liabilities and Equity is $5,507,000. Article 25, Section 15.1.3 Stone Mulch : e Board approved the nal adoption of the Landscape Maintenance Standards and Guidelines, Article 25, Section 15.1.3 Stone Mulch. Article 23, Section 25.1.5 "Welcome-Type" Flags: e Board tabled nal adoption of Article 23, Section 25.1.5 "Welcome- Type" Flags to obtain ag size conguration. Prohibit Candidate Signs in Common Areas: President Bruce Dalfonso shared that former Board Member Joanne Deacon recommended prohibiting candidate signs during elections, citing the associated costs and the volunteer nature of the position. e Board agreed to allow candidates to decide at their discretion. Approval of Power of Attorney (POA) to Discuss 1120 and 1120-H Tax Filings, Newman CPAs: e Board granted Newman CPAs a temporary Power of Attorney (POA), authorizing them to act on behalf of the Association to resolve issues related to the 1120 and 1120-H tax lings. e cost for ling the POA is $500, with an additional fee of $350 per hour for any further tax services. e Board agreed to the hourly fee with a not-to-exceed amount of $1,500. New Committee Members: e Board approved Harry Lectora as a new member of CATCOM and Scott Christian as a new member of the LAC .
