| SUN CITY CORE COURIER | APRIL 2025 | 3 The Casino Night was another great hit. The appetizers were fantastic — at least the ones I had. On April 12, we are having our outdoor party. There are 300 spots available with street tacos, hamburgers, hot dogs, drinks, and The Ray Miller Band in the Amphitheater. Once you read this, make your reservation at $10 a piece (see page 4 for additional information). We will have pies and ice cream for dessert. Everything on campus is slowly waking up from the wet winter. The pool will open in May, and everything is just cooking! Everyone is having fun with the Clubs and on campus, so enjoy yourself. There is no news on the golf course. The North Course clubhouse and maintenance area were torn down. We're grateful because it had become a nightmare for the police department as well as anyone living nearby. They have not put anything in at the city yet in terms of any plans at the North Course or the course on Cherry Hills. They are removing all the bathrooms that were on the golf course. There has been a lot of talk again lately by people who think they are in the know about the Association's Rules & Regulations. Starting this month and running for a couple of months, I am going to share with you what I know. On some of these things, the timeline might not be exact, but the years will be correct. I will start with this: we do have the right to make Rules & Regulations, Bylaws, and Covenants, Conditions & Restrictions (CC&Rs). They were all put in, tract by tract and lot by lot, when they were built. The first thing that comes in August 1963 is that the SCCA became incorporated, which was filed with the county and state, making us a non-profit corporation. In the short sweet and to- the-point paperwork, giving us the ability to make Bylaws. I will explain Bylaws in length in the next magazine. Let's step back to the CC&Rs and/or the deed restrictions. Those deed restrictions are what we rely on the most — again, as each tract was put in, they were filed with county with the CC&Rs at that time. Here is the surprise that only a few of us know: this was deemed an adult-only community, so beginning with the first tracts and lots, anyone 18 years old and older could live here. It was not a 55+ community until President Bill Clinton signed into effect the HOPA Act in 1995. In approximately 1997, we ratified the SCCA and became a 55+ community with a grace period where those younger than 55 that had been living here 15-18 years prior to 1997 could stay here, so they were grandfathered in. I think this is enough for today — next time I'll touch on the bylaws and then go on to the never ending CC&Rs. You all have a nice April! I will see you at the upcoming events.
