Living in a 55+ community brings many perks-peace, pride of ownership, and shared amenities we all enjoy. But it also comes with a unique structure: the homeowners association, or HOA. As a current Director (hopefully), I've had many a great conversations with neighbors about what the HOA really does, and I've also heard a few misunderstandings along the way. So let's set the record straight on the top ve myths I hear most oen. 1. "e Board just makes up rules to control everyone." Not quite. Most of our rules were established in the governing documents that we all received when we bought into the community. Our job as the board isn't to invent rules, but to uphold and interpret what's already in place-and make updates when necessary. And no change generally happens without proper notice and community input. 2. "Our dues and necessary increases are just a way to collect extra money." Actually, they are the reason our community looks and functions well. ose dues go toward landscaping, pool maintenance, clubhouse operations, road repairs, insurance, and future reserves for big objects. Everything we see and enjoy-from trimmed trees to open walking paths-exists because of a carefully managed budget. 3. "e Board just wants power." Most Board member's step up because they care about the community, not because they want authority. It's a volunteer role that takes time, patience, and a lot of listening. Believe me — no one signs up for the complaints or the paperwork! We're simply trying to do our best to serve everyone fairly. 4. "I can't do anything with my home anymore." You might have more freedom than you might think. Want to paint your home, add a patio cover or change landscaping? We, the Design Review Committee, just ask for a request rst, so we can make sure changes t the community's look and meet safety or legal standards. Most requests are approved without issue. We're not here to say "no"— we're here to keep the neighborhood looking great for everyone. 5. "My opinion doesn't matter." Actually, it matters a great deal. Whether it's attending a meeting, joining a committee, or voting in election, every resident has a voice. e Board is here to serve the community , not rule it. If you ever have questions, suggestions, or concerns we want to hear from you. A nal thought: HOAs aren't perfect, but they exist to protect our shared investment and ensure a safe, beautiful environment for all. e more we communicate and understand each other, the stronger our community becomes. | LIFE IN SOLERA | JUNE 2025 | 3 FROM THE BOARD B Georg Vawte Top Five Myths About HOAs Debunked by a Director
