By the time you pull this issue of OHCC Living from your tube, the lake should be taking shape as the trucks haul the excess soil to the relandscaping site near the back gate. e painfully symbolic stack of large pipe is nally gone from the Clubhouse parking lot. e new lake pumps will remain for a short while until the concrete vault and pad at the lake are ready for them. For perspective, the initial eorts to become more water independent and the exploration for possible well-drilling sites began seven years ago. Our General Contractor, Groundforce, is moving swily to complete the project. is will enable the turf reduction rebate to go forward, and using the well water could save us around $20,000 for each summer month it can be available. Each week's construction schedule is posted on the website the prior Friday beginning with the week of May 19. e running total of investment on the well and lake project will also be posted on the website monthly aer the prior month's nancial statements are received and reviewed. Please give this construction activity a wide berth. Ten-wheel dump trucks will be hauling dirt along the east side of our property to avoid the Clubhouse area completely. Various vehicles may be parked on the walking path across from the buttery sanctuary. If there is trac control present, please comply with their directions whether on foot or using a vehicle. Also, the construction area is completely o limits 24/7. Any questions about the project during construction should be directed to the General Manager. Construction personnel have been directed to refer all questions and comments to management. We have now completed the nancial reports for the scal year ended March 31. Between savings throughout the year and a larger than expected equity at the close of last scal year, we were able to contribute an additional $400,000 to our reserve accounts. is makes our nancial statements for the month of March look odd since the payment to reserves results in a large decit for the month. However, even with that adjustment we nished the year with more than $100,000 in equity beyond the minimum required by Board policy. is will give us increased exibility to manage our aairs during the current scal year. e Ad Hoc Committee on Electronic Infrastructure has extended by a month the deadline for receiving proposals regarding the installation of ber optic cable to our homes (FTTH). Some site visits have already occurred. A recent accident between the front gate and the Clubhouse damaged a tree so severely it has been removed. Rather than replace the tree, management and the Landscape Committee are looking to relandscape the area with more waterwise choices. Our struggles with the new LPR or License Plate Recognition system continue. While it sometimes functions normally, it has been very unreliable. Installation payments are being withheld until the entire system meets our specications. e good news is that it does improve ow through the gates when it is working properly. e Board met in Executive Session on April 11 to discuss lake contract terms. e Board met again in Executive Session April 14 and took the following actions: • Approved the Minutes of the meetings on March 17 • Approved the recommendation of the Citation Review Committee and levied 4 nes for STOP sign violations • Reviewed one delinquency • Reviewed issues with the implementation of the LPR system • Approved a proposal from Dils roong to repair a portion of the Clubhouse roof for $6,800 • Rejected the appeal of a resident denied a space in the RV Lot consistent with our Operating Rules • Discussed several legal matters. e Board met in its Regular Monthly Meeting on April 17 and took the following actions: • Approved the Minutes of the meetings on March 20 • Approved the report of the Executive Finance Committee meeting on March 31st • Approved the abbreviated nancials for February 2025 • Approved fund transfers exceeding $10,000 • Approved ling a lien, when eligible, on Account #P280121611080 • Approved ling a lien, when eligible, on Account #P280121615272 • Approved changes to the Operating Rules regarding nes and ARC standards as originally proposed and tentatively approved on Feb. 20, then circulated to the Members for comment • Approved reimbursing a homeowner for correcting root invasion at a cost of $5,200 • Approved the removal of ve trees in various locations at a total cost of $2,735. e Board met again in Executive Session on May 1 and reviewed and approved the agreement with Groundforce to serve as the General Contractor for the lake and well project.
