I hope everyone is well and having a great time. Once again, the Senior Health Fair was a hit! Everyone received good information from the many vendors in attendance. Thank you again to the City of Menifee for hosting this on campus. There are some exciting things in June! On June 7, our first Welcome Committee luncheon will be held to meet your neighbors, new and old. When you get this and would like to attend, please call the office to RSVP so that we have enough food. This is open to homeowners/residents only. On June 21, we are very excited to bring back the Sun City Cruizers for the Menifee Motor Madness in the Cherry Hills parking lot. This will include classic cars, food trucks to buy food, music, a drawing, and fun! It is going to be fantastic event. As I relayed over the last two months, this will be the third and last part of a series. To recap, when we incorporated in 1963, it gave us the ability to have bylaws and bylaws, in turn, gave us the ability to have rules and regulations. The CC&Rs were enacted as each tract was built and were filed with the county. They are still good to this day. Even though people in the past have said that because they are old that they are not up to date, I want to inform everyone that there are documents in DC that are over 200 years old and are still good to this day. Just because they are old does not mean they are no good. Now for the rules and regulations, which were updated in 2019/2020. These were written by an Ad Hoc Committee, which was a committee of residents. They did a fantastic job. They met for months and months to go over the rules to rewrite and bring them into modern day times. Once the rules and regulations were written, they presented them to the Board for review. The Board passed them on to counsel. They reviewed them and a lot had to be changed to make sure we were not breaking any corporate, civil, state, or federal laws. Once they were done, it was put out for a 28-day review by the membership and then voted on by the Board. Yes, the Board had the last say even though the Board just passed it back and forth to be vetted. For any of you that were on committee, thank you very much for your time and effort. I was told it was quite daunting with many arguments, but a lot of good input and care went into it. The rules and regulations are kind of an extension of the CC&Rs and bylaws. They have more to do with the common area, which is the campus, although they do cover a lot of the outlying areas. The rules include a lot for the pool, Corbett Park, and how clubs can use buildings (but it does not cover what clubs do just need to abide to rules of not trashing place). For the most part, the rules and regulations are about respect. I cannot think of much else to explain on the rules and regulations, so I hope this kind of gives you an idea on what the Board is to do, and management is tasked with enforcing all these rules. If anyone has any questions on these articles, put your question in envelope, address it to Board or Norma, our General Manager, and we will address them as they come along in upcoming articles. I hope to see you at the car show and Welcoming Committee gatherings. The Welcoming Committee event should be great. We are glad to bring it back, and we have volunteers that are enthusiastic to show everyone what we have. Can you believe we have residents that have lived here for years and never seen the facilities? We are trying to fix that. Have a good June! I am looking forward to July as we have a great event and dance then. Please be aware that age verification violations (and violations, in general) are the responsibility of the owner of the home, NOT the tenants. The Association communicates with the owner directly. The owner is responsible for ensuring that violations are corrected and that forms are submitted, when requested. There are some owners that have not complied with the requests from 2022 and 2024, and they are receiving fines. I am reminding you of this because we will be doing it all over again in 2026. | SUN CITY CORE COURIER | JUNE 2025 | 3 Message from the President By Brian Holley, President of Sun City Civic Association
