4 | OHCC LIVING | JULY 2025 | The Executive Finance Committee met on June 2 to review April 30, 2025 financial statements. This review included comprehensive explanations of variances from the budget. Abbreviated financial statements are posted on the website. The total variance from budget for one month of the fiscal year is $28,641. During the one month ended April 2025, additional income was realized from higher interest rates. Less water usage due to rainfall and open positions of Keystone personnel resulted in lower expenses. The equity balance at April 30, 2025 is $516,189. Currently, the state of the Association's finances remains sound and stable. The fiscal year ended March 31, 2025 audit is in process and any adjustments will be ref lected in future statements. Now if we can just convince people not to hit the arms . . . The Board met in executive session May 12 and took the following actions: • Approved the Minutes of the meetings on April 14 • Approved the recommendation of the Citation Review Committee and levied four fines for stop sign violations and one fine for speeding • Reviewed one delinquency • Reviewed the delinquency collection process • Reviewed continued issues with the implementation of the LPR system • Reviewed disputed billings for internet services • Reviewed and approved personnel compensation recommendations from Keystone • Granted the Save the Monarch Butterf ly Foundation the privileges of a club with respect to access to common area facilities and property • Approved a proposal from Baker Electric to complete the electrical connections at the lake in the amount of $62,852 • Discussed several legal matters The Board met in its Regular Monthly Meeting on May 15 and took the following actions: • Approved the Minutes of the meetings on April 17 • Approved the report of the Executive Finance Committee meeting on April 28 • Approved the abbreviated financials for March 2025 • Approved fund transfers exceeding $10,000 • Approved filing a lien, when eligible, on Account #P280121600940 • Approved changes to the Operating Rules as originally proposed and tentatively approved on March 20, then circulated to the Members for comment • Approved changes to the Operating Rules related to the RV Lot, then deferred final adoption pending circulation of the proposed changes to the Members • Declined to alter the trial period for f ling golf • Authorized O'Connell to proceed with golf course drain repairs at an amount not to exceed $9,081 • Authorized O'Connell to proceed with distributing mulch along the entirety of Leisure Village Way for an amount not to exceed $10,150 • Approved reimbursing a homeowner for correcting root invasion at a cost of $5,200 • Approved the removal of five trees in various locations at a total cost of $2,735. Ballots will be mailed to each eligible voter in mid-July for the election of four Directors. The candidates are: • Allen Wilson, incumbent • Lois Russell, incumbent • Don Williams • Jackie Crosby • Jean Hef ler. A candidate forum will be held on Friday, July 18 at 10 am to hear the candidate's views on OHCC issues. It will be in the Mykonos Room and broadcast on channel 1960 and via Zoom.
