12 | SUN LAKES LIFESTYLES | JULY 2025 | The Master Architectural Board meets twice a month, on the second and fourth Tuesdays. Our mission is to enforce the CC&Rs that have been established by SLCC. The majority of these have been used since the establishment of SLCC. In order to help us do this, every homeowner who wishes to make improvements, or changes to his or her property must submit an application to MAC through the Administration Office. In order to receive an answer in a relative short period of time, the application must be filled out correctly. Every omission will cause delay in the Boards approval. The following are some guidelines to help with the submission of the application. Each application must have the property owners name and the address of the property needing approval. There must be three signatures of neighbors who will be affected by the proposed changed, whether they are next door, across the street, or behind the subject property. If the proposal is for landscaping and includes the installation of artificial grass, a contractor must be involved, with his license number, and a plot plan of the installation. Also if additional plants and/or trees are to be installed, these must be named and located on the plan. All water lines and boundary lines of the property, affected or not should be shown. When there is to be a camera added, it should be located where it is not pointed at a neighboring home or the street. Pictures of the camera location and of the view it has must be included in the application. In addition when lights are attached to the outside of the home, they must be no more than 550 lumens in brightness and again should not be directed toward neighboring properties. Again pictures of the placement of the lights are important. When an application is submitted, the property owner knows exactly what he needs to make the desired improvement he wants. However, the MAC receives the application and if the improvements are not spelled out, it is sometimes difficult to understand what he owner wants approved. Imagine if someone sends you a picture of a rainbow and tells you there will be certain colors in the rainbow but fails to say which colors will be in what relation to the other colors, or how intense they will be or where the rainbow will be located. What would you think? Could you make a decision on all the unknown information? This is exactly why each and every application must be filled out fully and correctly before being submitted to MAC. If there are missing names, pictures, drawings, tree or plant names, or locations, the application will be returned to the owner. This will cause a delay in the approval of the application a the completion of work to do done. If help is needed in completing the form, you may call the Administration Office and assistance will be given.
