Much has happened in our community over the last year. At 20 years, things are starting to show their age. More items and areas needing touch-up, repair, or replacement. Repairs range from a touch-up of the finish on a table to the replacement of HVAC units. The Board, Finance Committee, and management track the aging of community assets and track the expense to maintain them. Money is set aside in a reserve fund to pay for the repair or replacement. An excellent example of the reserve fund at work is one of our bigger projects: replacing the carpet in the Ballroom. The Ballroom carpet has been in use since The Lodge opened. It has been cleaned and tensioned for over 20-plus years. At this point, it has served us well and needs to be replaced. It's reached the point where that carpet can't be cleaned or re-tensioned without damaging it. Fortunately, money has been put in the reserve fund to replace the carpet. The Facilities Committee has reviewed proposals submitted by three vendors and listened to their presentations. A vendor has been selected based on prior work done for our community, experience, and their relationship with the carpet manufacturer. Replacing a carpet designed and installed over 20 years ago is a challenge because it must fit with the overall look and feel of The Lodge. You will have the opportunity to help select the new carpet design by voting on samples available to view in The Lodge. So, keep your eyes open — and watch for the samples! The carpet isn't the only thing changing in the coming months. There are also plans to refurbish other significant community assets. These assets are chosen based on these criteria: • is the current condition a safety issue • is this a well-used common area or amenity • is the amenity good for the reputation and resale value of our community So look around you — things will be changing and improving in the coming months. As we thank and say goodbye to Artistic Landscape Maintenance, we welcome Harvest Landscape as our new Common Areas and Legends neighborhoods landscape maintenance contractor. The change in contractors occurred after months of Landscape Committee review of community needs, requests for proposals, and due diligence review of proposals. Based on committee member inspections of work in similar communities and future governmental requirements, the committee recommended Harvest Landscape to our Board of Directors. As part of our commitment, we have developed a strategic enhancement plan for the next six months. Rotation Schedule The crew will take additional time to ensure a thorough cleanup, including detailed trimming of existing plant material and addressing any areas needing extra attention. Irrigation Infrastructure Improvements Our first step will be conducting a full irrigation audit to identify and address any necessary repairs or modifications. Ongoing Plant & Landscape Maintenance Our team will follow best horticultural practices for trimming, pruning, and plant care, ensuring all greenery remains healthy, well-shaped, and thriving throughout the seasons. Planting Plan – Filling Bare Areas A phased planting approach will begin this fall, to restore and enhance areas where plant material has been lost over time. Turf Plan – Seasonal Care & Reseeding To maintain lush and healthy turf, we will follow industry best practices, with scalping and overseeding scheduled for late September to early October – timing will depend on weather conditions to ensure the best results."
