Hello everyone! Happy Fourth of July! Thank you all for sending in good questions. For the private questions, I called people back directly with explanations. One of the main questions I get asked on a monthly, weekly, daily, and hourly basis is why did I get a violation, but the house next door has weeds, boats, under-aged people, and real estate signs without a 55- plus moniker on it? I can guarantee that the house you complain about has an unbelievable number of violations and fines; in any community, you get an amount of people that don't care. To give you an idea, our code enforcement goes out on a weekly basis to inspect the community for violations. There are currently 559 violations outstanding with fines. The breakdown is: • 250 for landscape • 173 for age verification not done years ago • 41 for underage (probably more) • 17 for parking (boats and RVs not allowed in the driveway) • 14 for unsightly weeds, and • 17 for real estate signs without a 55-plus moniker. So, as you can see, it is ongoing thing. They have been through the process of being notified and then notified again to go before the Board to go over the violation and possibly get an extension. They have been through all of that, and fines have been enacted due to non-compliance. Fines continue to accrue monthly until compliance is met. The hope is that this provides an answer to that question. Sorry we can't do or say more as California laws hold us back. However, I can tell you some people get surprises when they go to sell their home as they must clear the HOA. That is when it comes down to pay fines. It may come off as harsh or mean, but it is what we must do to try to get the message out. This is the only way to do it. One thing that is coming up, once we get wording right, is that anyone who has a violation or fine — and did not correct the violation or take care of the fine — will have their activities card deactivated. What that means is that you will not be able to come to parties, dances, dinners, or go to the pool. Any renters who are reading this: if you are causing a violation for which the owner is getting violation letters and you have an activity card, be aware of what's coming. The good news is that July is going to be a busy time for us. There is a dinner and dance featuring Woodie and the Longboards. It should be a great time with great food. When you get this, go over to the office to sign up. It is $10 per person plus one guest per household and there are only 130 openings. Also, Shakespeare in Sun City, put on by the city and held in the amphitheater last year, was pretty good. Check it out in this magazine with the date and time as it is returning. I even sat through it, and I'm not much into Shakespeare. I can't think of much more now, but it will be great!
